Deal secured this week for an investor! 🤝
Perfect example of why persistence pays off.
The first photos show the property when I originally viewed it 6 months ago. At the time it was marketed at £95,000 and our maximum offer was £82,000, but we lost out to a higher offer.
Fast forward 8 months...
The original sale fell through due to significant damp issues, which prevented the buyer from securing a mortgage. The seller decided to carry out a large proportion of the refurbishment themselves before putting it back on the market. They treated the damp, completed a full rewire, installed new flooring in the bedrooms, skimmed the walls and redecorated upstairs.
When it came back to market at £88,000, we moved quickly and secured it on Monday for £80,000 - £2,000 less than our original offer, with many of the expensive refurbishment works already completed. A fantastic result.
The remaining plan is to convert the property into a 3-bedroom home by splitting the front bedroom and installing an additional front window.
