If something were to happen to you, would your partner be able to return to work right away? Or would they need time to grieve and adjust to the loss? 💔

The sudden loss of income during such an emotional and difficult time could add immense stress to your family. 😢

Having financial support not only helps cover the bills, but more importantly, it eases the burden of worrying about money when they should be focusing on what truly matters – their well-being and family. ❤️

By ensuring you have the right Life Insurance Policy in place, you’re not just leaving them money – you’re giving them peace of mind and financial security during one of life’s hardest moments.

🌟 Why do I need a Will? 🌟

🔒 Peace of Mind:

Ensure your wishes are followed.
Protect your loved ones from unnecessary stress.
🏡 Protect Your Assets:

Decide who inherits your property and possessions.
Avoid disputes and legal complications.
👶 Care for Your Children:

Appoint guardians for your minor children.
Ensure their future is in trusted hands.
💼 Simplify the Process:

Speed up the probate process.
Reduce the burden on your family during a difficult time.
💡 Flexibility and Control:

Update your will as your circumstances change.
Maintain control over your legacy.
🛡️ Life Insurance Benefits:

A life insurance policy pays your beneficiaries a lump sum of money after your death.
Fortunately, this payout is tax-free, with no income tax or capital gains tax.

However, unless you write your life insurance policy in trust, the proceeds will form part of your estate.
This means if your estate is subject to inheritance tax, the life insurance money could be taxed as well.

F.A.Q - First-Time Home Buyers in the UK! 🏡

Let's break down Stamp Duty Land Tax (SDLT) and how it affects you as a first-time buyer.

What is Stamp Duty?
Stamp Duty Land Tax (SDLT) is a tax that you pay when you buy a property or land over a certain price in the UK.

Good News for First-Time Buyers! 🎉

Properties up to £425,000: If your new home costs up to £425,000, you won't pay any stamp duty , ZERO stamp duty!

For homes priced between £425,001 and £625,000, you'll pay 5% stamp duty on the amount above £425,000. For example, if you're buying a home for £500,000, you'll pay 5% on £75,000, which is £3,750.

Properties over £625,000: Unfortunately, if your property costs more than £625,000, you won't qualify for first-time buyer relief, and standard rates will apply.

Example:
Let's say you're buying your first home for £500,000:

No stamp duty on the first £425,000
5% on the remaining £75,000 = £3,750
So, your total stamp duty would be £3,750.

How to Claim the Relief:

You must declare that you're a first-time buyer.
The property must be your main residence.
Why is this important?
This relief can save you a significant amount of money, making it easier to get on the property ladder. Make sure you understand these rules and factor them into your budget when planning your purchase.

The stamp duty tax relief is currently agreed until March 2025

🏡 Lower Mortgage Rates Pros and Cons 🏡

Are you waiting for rates to drop before entering the mortgage market?

With lower mortgage rates, your monthly payments can be more affordable.

However, this also means more competition in the market.

As your mortgage broker, we continuously monitor the market even after you’ve received your mortgage offer.

If your lender reduces their rates before you exchange, we can automatically switch you to the lower rate, ensuring you save on your monthly payments.

If you go directly to a lender they will not proactively offer this to you

Thinking of buying a property? 🏡

On average, the process takes about 3-4 months. Make it smoother with these tips:

🔹 Get Your Ducks in a Row: Start with an Agreement in Principle (AIP) from an experienced whole market broker who will tailor the budget to your requirements

🔹 Choose Wisely: Use a reputable conveyancer with a proven track record.

🔹 Send Us the Details: Share properties you're interested in with us to identify any potential pitfalls, such as hidden service charges, which could affect your borrowing capacity.

Today Darren Hearne - Independent Mortgage and Protection Advisor Ben Lavell - Independent Mortgage and Protection Adviser and James were out and about in Truro talking to estate agents about working with us at J Savage Financial with Ben and Darren covering that area, to help their clients achieve their property goals, it was a great day albeit slightly hot to be walking around and no, James hasn’t got a wig on, he’s decided to grow out his hair, much to everyone’s amusement, 😂 anyway, much love

Was also nice to meet Martyn Saulsbury at the end of day to talk about promotion and questionable jingles
