📢 Bank of England holds the Base Rate at 3.75%… again!

The Bank of England has kept the Base Rate at 3.75% for the fifth consecutive meeting. The decision reflects the Bank’s cautious approach as inflation continues to move towards its 2% target.

📣 Calling all First-Time Buyers & Remortgage Clients! 📣

There’s a mortgage product that’s well worth knowing about if you need a little extra support to get onto the property ladder. 🏡🪜

❓What is a Joint Borrower Sole Proprietor (JBSP) Mortgage?

A JBSP mortgage is designed to help people who may not quite meet affordability requirements on their own.

It allows a close family member to join the mortgage application, helping to increase the amount you may be able to borrow.

You’ll still be the homeowner and responsible for making the monthly mortgage payments. The family member is there to provide additional financial support if needed, giving lenders extra reassurance.

For many buyers, it’s a great stepping stone onto the property ladder. Once you’re able to afford the mortgage independently—perhaps following a salary increase or once other financial commitments have reduced—you may be able to remove the supporting family member from the mortgage.

💡 It’s worth noting that the mortgage term is usually based on the age of the oldest applicant.

❓What does this mean in practice?

🟢 You own the property. Only your name appears on the title deeds, so all legal ownership and decisions remain with you.

🟢 Your family member helps with affordability. Their income is considered as part of the application, which could affect how much they’re able to borrow themselves in the future.

🟢 No Stamp Duty liability for the supporting family member, as they are not a legal owner of the property.

🟢 Independent legal advice is required for everyone involved, ensuring each person fully understands their responsibilities.

🟢 Different from a guarantor mortgage. Your family member isn’t putting their own home or savings up as security—they’re simply agreeing to support the mortgage if you’re unable to make the repayments.

We recently had the pleasure of joining headline sponsors PKF-Francis Clark for the 2026 Torbay Invitational — Torbay’s largest annual yacht race, hosted by Wollens and Philip Meek Mortgages 🌊

We sent Adam 🏴‍☠️, who, alongside a fantastic crew, sailed to an impressive second-place finish 🏆👏🏻

The event brought together 19 teams and more than 83 businesses for a fantastic day of sailing, networking, and fundraising in support of the Disabled Sailing Association ⛵️

If you’re at a loose end this Sunday, then come along and support Marching on with Hendrix in their charity match against The Old Manor at Homers Heath, Buckland Athletic FC ⚽️

Marching on with Hendrix is an amazing charity that supports bereaved families who have lost a child, and all the money raised goes a long way to fund their cause ❤️

It’s shaping up to be a great day, so hopefully we’ll see you there!

Some may have noticed a change in opposition, unfortunately due to circumstances beyond our control Forever Green had to postpone our clash with them.

We do however have new opposition! For MAY 10th Manor F.C have stepped up to play against us. A team made up of players in Torbay. They have their own special reason for playing in these games having lost one of their own Chris Aston.

This game is going to be special. Some really talented footballers are taking part. We have live music from Tom Beattie the bar and kitchen will be open for drinks and hot food.

Its not to be missed. We do hope for tickets to be available on the day however it is strongly advised you buy in advance to avoid disappointment.

In 2023 our Charity Ball was in aid of The Darby Rimmer Foundation to support Motor Neurone Disease (MND). The reason behind this was due to the desperately sad diagnosis of our client and friend, Pete Eveleigh.

A few days ago, Pete sadly lost his brave fight which he had been battling for around 3 years. He leaves behind his wonderful and inspiring wife, Jess, and amazing son, Oliver, as well as countless other heartbroken friends and family 💔

Although the recent fundraiser has surpassed its target of £5,000, which sums up perfectly how much Pete meant to everyone who knew him, we are asking for people to support in whatever way they can by donating via the link below ⬇️
