If you’ve got a fixed rate coming to an end, remember you can secure a new deal up to 6 months in advance. That means you can lock something in now, and if rates drop further… we simply switch you onto the better deal ✔️

I’ve spent the whole day today rejigging my clients’ mortgage offers to make sure they’re benefiting from the lower interest rates — and that’s exactly what I’ll keep doing 💪

A major lender has announced rate cuts for First Time Buyers 🙌

Here's 5 tips to help you prepare for a successful mortgage application if you are looking to buy your first house.

1) Check that all of your ID, bank statements & payslips show your correct name and address.

2) Register for the electoral roll. (This can increase your credit score and help banks verify your address).

3) Make sure you don't miss any payments on any bills, credit cards or financial commitments.

4) Save as much money as possible for your deposit, professional fees and to go towards updating & furnishing your new home. (There are lots of low deposit mortgage deals available!)

5) Find out what you can borrow as a mortgage BEFORE viewing houses.

Landlords listen up!

The new Renters Rights Act is coming – here’s what you need to know from 1 May 👇

Follow me for more mortgage and property tips!

🔑 What’s changing?

• No more ‘no-fault’ evictions - a tenant has to have missed 3 months payments before a landlord can evict them

• Fixed-term contracts scrapped and are now rolling tenancies

• Rent increases limited to once per year

• Tenants can challenge unfair rent rises.

• No bidding above asking rent

• Max one month’s rent upfront

• No discrimination (benefits or children)

• Tenants can request pets (must be considered fairly)

🛠️ For landlords

You can still regain possession for valid reasons like selling, moving in, rent arrears or anti-social behaviour.

This is about creating a fairer, more stable system.

🧾 What’s coming next? (from 2026)

• National landlord & property database (so you can look up your landlord)

• New Private Landlord Ombudsman (free complaints service)

• Stronger housing standards (tackling damp, safety, repairs)

• EPC C target by 2030

• New Decent Homes Standard for rentals

It had to be done with how crazy the market’s been lately. I’m hoping things start to settle down soon… but who knows!

Kicked off my first day with a remortgage with Pepper Money – nice and easy one to ease me back in.

I think I speak for every Mortgage Broker in the country when I say what a stressful couple of weeks 🙃

Lenders are changing products with very little notice.
Rates are being pulled quickly.
Criteria is tightening without much warning.

We are sending our clients off with decision in principles and then products are being pulled!

What most people don’t see is what happens behind the scenes.

The constant monitoring of lenders.
The refreshing of systems to check for withdrawals.
The calls to BDM's to check complex cases.
The late evenings restructuring cases when something changes unexpectedly.
Working constantly whilst on holiday

The last couple of weeks have been intense — but this is exactly why I do what I do.

When timing is critical, you can’t wait two weeks for a bank appointment and hope the product is still there.

You need someone already watching the market.
Ready to act.
Ready to protect your position.

Mortgages aren’t just rates on a screen.
They’re homes. Plans. Stability.

And when a client goes from anxious to relieved in the space of a few hours — that makes the pressure worth it. I have been inundated and I have worked some serious hours over the last 2 weeks but its been the right thing to do for my clients.

Even if you don't use me personally make sure you use a broker to be in the best position! And thanks again to all my clients for their patience and support 🙏

Another busy Tuesday and another real-life case I wanted to share 👇

My client had been self-employed for over 20 years. Sadly, after a serious accident last April, he was left with life-changing injuries and found himself needing to remortgage his home.

He came to me last month after receiving some really poor advice from another broker and was understandably worried sick about whether it would even be possible.

Fast forward to now 👉 he started his first employed role yesterday (his first PAYE job in over 20 years), I submitted the mortgage application the same day… and it was offered at 8:30am this morning.

Less than 24 hours ✔️
A better interest rate ✔️
A cheaper broker fee ✔️

If you think your case is complex, please don’t despair. Chances are, I’ve seen it — and solved it.

Manic Monday done!😅✨

I’ve submitted 5 mortgage applications today, so I wanted to jump on here and share a quick real-life example of why using a broker really matters.

One of today’s applications was for a client who’s a friend of a friend. She’d already gone directly to her bank, secured an Agreement in Principle, and even sourced her own solicitor. She asked if I could just double-check everything for her — which I was more than happy to do.

When I reviewed the rate, I knew straight away I could improve it. I also checked the property details and noticed it had an EPC rating of A, which opened up access to better green mortgage products.

Long story short:

✔️ I saved her nearly 0.5% on her interest rate

✔️ The lender is giving her £1,000 cashback on completion

✔️ I recommended one of my trusted local solicitors and saved her just under £600 in legal costs

This is exactly why going to your bank alone isn’t always the best option. Banks can only offer their own products — whereas I look at the whole market and the full picture, to make sure you’re getting the right deal, not just the easiest one.

Most banks or brokers stick to 9–5, but I know those hours aren’t practical for most people, so I work around the clock to fit schedules. 💪📱
