I worked with Stevan at Mortgage Direct and I can't say enough about his commitment to finishing the project. As an American that was buying a property in Europe we are not used to the amount of paperwork required to get a mortgage, even after all the banking regulations of 2008. It was exhaustive but I have to say Stevan was right there with me the whole time and was very supportive and understanding. I could always check my emails almost every morning and there would be something from him or my lawyer and I usually addressed it immediately.

Buying a house in Spain as a non-resident: How long does a Spanish mortgage really take?

For non-residents buying a house in Spain, the mortgage process typically takes 6 to 8 weeks from initial pre-qualification to final signing. In more complex cases, or during peak periods, the process can extend to 8 weeks or longer, depending on the bank, your personal circumstances and the time of year.

This article explains how long each stage takes, what can delay your mortgage and how international buyers can avoid costly timing mistakes when buying a house in Spain.

Step-by-step mortgage timeline when buying a house in Spain

🇪🇸Step 1: Mortgage pre-qualification and initial review
Estimated time: Up to 48 hours
The process starts with an initial assessment of your profile. At this stage, your adviser reviews your income, assets and liabilities to determine how much you can borrow and which banks are most suitable.
For non-residents, this stage may take slightly longer, as banks often require documentation from your country of residence, such as foreign tax returns or employment certificates.
Starting early is essential when buying a house in Spain, as it helps avoid delays later in the process.

🇪🇸Step 2: Bank mortgage study
Estimated time: 1–2 weeks
The bank carries out a full risk assessment, analysing: your financial profile, income stability and existing debts.
For non-residents buying a house in Spain, banks may request clarifications or additional documents, which can extend this stage if they are not provided promptly.

🇪🇸Step 3: Property valuation
Estimated time: 1–2 weeks
Once a property is chosen, the bank orders an official valuation.. The valuation confirms the property’s market value and is used as a reference for the mortgage calculation.
Key points for non-residents:
Loan-to-value usually 60–75%
Based on the lower of the purchase price or valuation.
Valuation is usually valid for 6 months.
If the valuation expires before completion, a new valuation may be required, restarting the mortgage process.

🇪🇸Step 4: Mortgage approval and FEIN issuance
Estimated time: a 2-5 days
After approval, the bank issues the FEIN (binding mortgage offer).
By law, the FEIN is valid for a minimum of 10 days, but in practice, banks usually allow up to 30 days, depending on your profile.
Important to note:
The FEIN is based on your financial situation at the time of approval. Any change in income, employment or debts may result in a new FEIN being issued

🇪🇸Step 5: Mandatory cooling-off & notary review
Estimated time: 10 days
Spanish law requires a cooling-off period after receiving the FEIN. During this time:
You attend a notary appointment
Mortgage conditions are formally explained
Final checks are completed
Your mortgage adviser coordinates with the bank, lawyers and notary to ensure everything is ready for completion.

🇪🇸Step 6: Mortgage signing and completion
Estimated time: 1 day
The mortgage deed is signed before a notary, usually on the same day as the property purchase. Once signed:
The mortgage funds are released
Ownership transfers
The purchase is completed.

🇪🇸What can delay a Spanish mortgage for non-residents?

The most common causes of delay include:
Starting the mortgage after signing a reservation contract
Incomplete or untranslated foreign documents
Valuation issues
Expired FEIN or valuation
Changes in income or debt mid-process

🇪🇸Why timing matters when buying a house in Spain

Spanish purchase contracts often include strict completion deadlines.
Missing them can result in:
Penalties
Loss of deposits
Forced renegotiations
Working with an experienced non-resident mortgage adviser ensures the mortgage timeline aligns with your legal commitments.

At Mortgage Direct, we specialise exclusively in Spanish mortgages for international buyers. We:
Pre-screen banks before submission
Manage valuations, deadlines and documentation
Prevent expired offers and failed completions
