Bathrooms and bedrooms in listed properties can be cold and damp. So, if you’re considering installing a new heating system in your heritage home, you’ll need to:

• Secure Listed Building Consent (if applicable) – any alterations or updates to a protected listed building need to be approved of by your Local Planning Authority
• Don’t destroy the fabric of your building by chasing through walls and other structures. You might need to go the long way round and route cables and wires above ceilings or under floors.
• Think about keeping original radiators and pipework if they are useable. Or integrate them as part of your new heating system.

But did you know…
• If you find a protected species nesting or roosting in your property, you could be prohibited from removing them.

• Local Planning Authorities usually decide whether the building of a structure or the granting of planning permission could affect the habitat or wellbeing of a protected species.

• In many cases, a mitigation licence from Natural England is needed before building work can legally begin.

According to news sources Nationwide has recently moved their thatch home insurance underwriter from RSA to AVIVA. This means hundreds of thatched property homeowners won’t have their home insurance renewed.

One customer who had insurance for his thatched cottage for over 40 years through Nationwide was told via a letter that now his home did not meet AVIVA’s underwriting criteria.

Does your heritage home have a damp problem?
Unsure of the next step?

Firstly, you need to employ a damp specialist or surveyor who is experienced in old properties and can get to the root cause of the problem.

Establish what type of damp the property has: condensation, rising damp, or penetrating damp. This will influence the type of treatment your home needs.

You might need to remove non-breathable paint and any cement render and replace it with lime-based renders and plasters. This is because cement and acrylic paints are less breathable, and can trap moisture in the property’s walls, leading to mould and damp problems.

Lime-based plasters allow walls to breathe and move within the building structure, releasing damp and moisture.

Unblock chimneys, old vents and sealed windows. Use extractor fans in kitchens and bathrooms to help release dampness.

Deck the halls with boughs of holly! ✨

Thatched and listed homes look beautiful at Christmas, with rooms a-glow with festive lights and Christmas trees laden with bells, bows and baubles.

However, as with any type of home, please be aware of Christmas tree fairy lights and lit candles.

Christmas fairy lights:
• Always unplug them before leaving your home or sleeping
• Plug them into an RCD-protected socket
• Use modern LED lights that have been checked for frayed wires and loose connections

Christmas candles:
• Place lit candles in open-topped protective votives or jars to contain flickering and flaring
• Light candles at least 1 metre (3 feet) away from curtains, furniture, clothing, Christmas trees, and festive decorations which can be highly flammable
• Often overlooked, please avoid placing lit candles under shelves or in enclosed spaces
