Buying your first home doesn’t need to be complicated.

Start by:

• Saving your deposit

• Keeping up to date with payments

• Assessing affordability

• Checking all costs likely required for a property – mortgage, utility bills, council tax, insurance, etc

Welcome to the Team, Rebecca! 🤙🏡

Many of you may have already noticed Rebecca’s name in emails, calls, and case updates, she’s now officially part of the team.

Rebecca has joined us as our Admin & Progressions Manager, managing your case from start to finish to help keep everything moving smoothly. She’ll also be supporting clients with advice on the Protection side.

She brings over 10 years of experience running her own business, with a strong background in working closely with people and delivering excellent client care.

Rebecca also has extensive knowledge of the human body and recovery. We’ll be working more closely with her in this area, including collaborations with her own business to help incorporate recovery support for our protection clients.

She has worked with local sports professionals as well as athletes at a national level, and more recently with Swansea City FC, reflecting the level of expertise and professionalism she brings.

Some of you may also recognise the surname, as Rebecca is Andrew’s wife, making this a natural extension of the team and the Foligno & Co brand.

Great to have her on board. 💪

📉 Bank of England Base Rate Drops to 3.75%

🔍 What does this mean?

✅ Tracker Mortgages – These usually move in line with the base rate, so changes to repayments tend to happen almost straight away.

🔐 Fixed Rate Mortgages – These don’t change immediately.

Banks typically base fixed rates on swap rates – which reflect market forecasts and expectations of future interest rates.

Building Societies price things differently. Their rates are influenced more by the cost of savings products, since they rely on retail deposits to fund mortgages.

Some lenders may have already adjusted rates in anticipation of this decision. We’ll likely see more movement in the coming weeks as they review their positions.

🏡 Product-Specific Changes – Lenders don’t always drop rates across the board. Sometimes they focus on homebuyers or first-time buyers. Other times, they keep existing customer deals unchanged or make selective cuts. This changes all the time – it’s not uniform.
