💫It’s important to identify the correct form of damp & tackle the issue as soon as possible. This way you prevent costly future issues including structural damage, mould growth and even health issues.

💫These small damp areas should only require minor damp repairs. However we will not assume anything when it comes to damp, we want reassurance! 🤝

🏡When investing in property, exchanging contracts, completing and purchasing a property may seem like a huge achievement (which it is) however, you may feel the journey is finished but in reality buying a property is a small part of the journey especially if it requires a refurbishment! If that is the case then your work has only just started.

Important tasks we prepare before contracts are exchanged and post completion are below ⬇️ hope this helps 🙏🏻

1. Obtain the completed Registration Certificate before works begin. This will be processed by your solicitor, an efficient solicitor should provide this to you within a week of completing.

2. Confirmed Insurance policy, this should be asked and provided to your solicitor before contracts are exchanged. Building team should ensure the property has the relevant insurance information before workings are conducted.

3. Obtain any planning permission. Depending on what works you are planning to do you may require planning permission normally with bigger projects like HMO & flat conversions.
Certificate of lawful use can be sourced if you are using Permitted development this gives everyone reassurance the works are lawful while other lenders may require this for lending purposes.

4. Confirmed drawings and a Statement Of Works.
A working set of drawings will provide your builder exactly what is expected of him and provides you reassurance the project will be built to plan.

5. Celebrate 🎉 collect the keys enjoy a glass of champagne & enjoy the fact you have purchased another property investment.

A simple bathroom refurbishment they said 🛀🚿😳🤦

Property Investing is full of surprises and this (simple) project didn’t disappoint!

This one delayed progress more than we expected. In big handfuls we initially wanted re-tiling all walls, new shower, plumbing & bathroom furniture.

However after:
⚡️ Electrical issues
🔨 An unfortunate incident with the neighbour
⛈️ Crazy weather
🪚 Rotten ceiling
🪓 Rotten walls
🤯 Flooring
&
Extremely bad luck 👎🍀
…….………we are nearly complete 🙌

Although these problems were unexpected, It is always better to resolve any issues and correct the issues first time , rather than mask problems for it to rear its ugly head again in the not too distant future.

Now we have new electrics, flooring, walls, and ceiling which looks fantastic 🌟

Thank you to our team of contractors, extremely professional and very patient 👌 huge thank you 🙏🏻
