ROI VS YIELD 🏑 %

Both important calculations for property investors that help to determine whether a deal stacks up, and if a particular property is the right investment for you.

But what is the difference between the two? πŸ€”

(Gross) yield = the annual income generated by an asset/purchase price.

Shown as a percentage, this is a quick and effective way to compare different deals to determine which make financial sense. However it isn’t THAT useful, as it doesn’t take costs into account! 😬

ROI (return on investment) = the annual profit (income-expenses)/the capital you have put in.
As a percentage, this is the most useful calculation in our opinion. By including all expenses, ROI tells you how many years it will take to get ALL of your original capital out of your investment, and whether or not a deal suits your individual property goals! πŸ™ŒπŸΌ
