Sometimes all we see is the accepted offers & completions, but it's the messy bits in between that really test you!

Often we can take things for granted, like thinking you're going to waltz straight into getting a mortgage. It's like the Olympics of paperwork 😆. They want to know EVERYTHING. I'm fairly sure they're one question away from asking for your report card from school 🤣 (I think I only got asked to stand & face the wall once so hope they won't hold that against me 😂)
..and even when you've exhausted your transparency, the computer still says no 🙄. On our latest deal in legals, it's the lenders valuers who've put a hard stop on the process by not even giving a value to the property, as they don't believe it would sell well on the open market (should they ever have to reposses it!) So it's back to the drawing board, re-route & find an alternative solution to make it work. We are learning that one 'no' doesn't mean it's not a great deal 🙌. It's all part of the process in between acceptance & completion that we don't normally see 😝

This is by far our best cash flowing deal to date, but.... This wasn't supposed to be how our first ever investment went!

The very first investment property we completed on in September in 2024 ~ a 2-bed terrace. We purchased this via a sourcer (if you're unfamiliar with sourcing agents, in the most basic terms, they essentially package together agreed (typically below market value) deals & sell these on to buyers (you're also paying for their experience/knowledge/connections/hand-holding 😂 etc). In this case, the sourcer had already agreed a 5-year social housing contract with a local charity & would turn this from a 2-bed into a 3-bed.

We were looking for a basic (although lets face it, nothing in property is ever basic 🤣) buy, refurb, rent & refinance property. Instead we found ourselves in a far more complex strategy than we'd planned for! We were advised against it (from a brokers perspective). Our lending options were pretty much non-existant and if they did exist, the rates were eye watering 👀 due to our inexperience.

We could have walked away. Instead we followed our gut, chose to pay cash & 'park' a huge chunk of our own capital until we'd gained enough experience to lend on a social housing project. We planned to re-finace after 12 months. In reality this turned into just shy of 2 years before we could pull a chunk of our money back out 🫠.

During that time however, with no mortgage to service, the cashflow has been very attractive. Even now, with a mortgage in place, our net cashflow is equivalent to 2.5 single buy-to-lets 😜.

With a cash flowing strategy, this ticks the box~ would we do it again~ absolutely (I think we'd still need hand holding though 🤣).

This was the street that started it all for us

We weren't thinking of making any big moves in life at the time, but a for sale sign on a house we loved the look of was the catalyst for where we find ourselves now....

Just out for a walk at the beginning of 2023 (well there's pub along this street which is where we were heading 😂) & a for sale sign caught our eye. We were just curious, so the next day we called the agent to book a viewing. It had already sold. Never mind, we weren't thinking of moving anyway. Fast forward 2 weeks & the agent calls us asking if we were considering moving & could they come and value our house. Now we're curious to see what it's worth....well lets just say when that valuation came in, we were pleasantly surprised 😮.

We knew at that point that it was now or never. Here was our opportunity to do what we had wanted to do for the last 10 years ~ invest in property ~ with our own capital as a jump start. So we decided to sell. Our family home we'd lived in & loved for the last 10 years. It was scary, exciting, stomach churning. We weren't just moving Nick & I, but our then 5 year old too. What were we thinking!

We accepted an offer after 3 months on the market and in November 2023, we moved into a rented house. One month before Christmas. It was further out than we really wanted to be, but there wasn't a great deal of choice on the market at the time, and having not been in the rental market for 20+ years, we were naive to its competitiveness!

That first year was tough mentally. Having given up a place we loved with great neighbours & a great sense of community (not to mention the security), to be living somewhere we really didn't enjoy (the chain smoking cannabis user next door didn't help!).

In January 2024, we joined PROSPERITY NETWORK and surrounded ourselves with people doing exactly what we wanted to do. Our first investment purchases came in September & October of that year. It felt surreal, like we still weren't sure we were actually doing this!

Last night we were walking to that same pub again (I know, there's a theme 🤣) & I just had to take a picture of the street that changed our lives. It's crazy how one tiny decision to make a call can change everything. We're still in a rented house (thankfully in a much nicer place now) & we're slowly creating our little portfolio.

We're due to complete on a little grunter on Tuesday which will take us to 4... and we're still churning over our own capital (alongside working with some private investors getting great returns on their own money 😉)

I could go on, but this is already a lengthy post, so if you've read this far thank you 😊. Things still feel scary, but each purchase we add to our portfolio builds our confidence & belief that we are doing this! 🥰
