Self employed mortgages frequently asked questions:

1. How long do I need to have been trading?
At least one year. There's some lenders who will accept just one year's tax return or accounts so you can get on the property ladder quicker.

2. How much can I borrow?
There are some lenders who will take into account profits in the company as well as your salary/dividends allowing you to borrow more. Most lenders will have a cap on loan to value and income multiplier.

3. Is it harder to get a mortgage if you're self employed?
Not necessarily. There are more things involved in getting a mortgage if you're self employed because you need to prove your income and the sustainability of the business.

What does the base rate increase mean for you?

If you are on a fixed interest deal with your bank, nothing will change until that deal runs out.

If you are on a variable mortgage e.g. tracker, discount or SVR. Your payment may increase and your lender will be in contact you regarding it.

Today the Bank of England decided to scrap it's rules regarding affordability for mortgages.

This rule meant that lenders had to make sure borrowers could afford their mortgage payments should interest rates increase. While it may sound unusual considering interest rates are now climbing, there are several other rules still in place to ensure there isn't another disaster like in 2007 for example loan to income rules.
