Launching today, 98% loan-to-value mortgage from Santander!

Santander are the first large lender to launch a First Time Buyer mortgage over 95% LTV, called "My First Mortgage" and is up to 98% LTV.

Supporting FTBs is a key focus for us whilst lending responsibly.

With a deposit from just £10,000, homeownership dreams could be around the corner. Santander will accept gifted deposits from friends and family.

Key criteria
• FTB only, including joint mortgages.
• Maximum 98% LTV.
• Minimum deposit £10,000.
• Maximum loan £500,000.

Delayed Start Mortgage from Skipton has recently been launched. At least one applicant needs to be a First Time Buyer, no repayments for the first 3 months (interest does accrue) and no lender fee. Could ease the initial feeling of being financially stretched in the first few months. We would compare this against the whole market to ensure it aligns with our client's financial circumstances and long-term goals.

As whole of market Mortgage Brokers, we have access to the new NatWest Family-Backed mortgage, which is sometimes known as a ‘joint borrower sole proprietor’ (JBSP) mortgage and can help buyers get onto the property ladder sooner or borrow more. It lets our clients add a second person to the mortgage but without them owning the property.

Some other lenders also offer this type of mortgage.

Adding a second person to the mortgage as a 'non-owner', can help our lovely clients to borrow more than they would otherwise have been able to borrow, which means they could buy their own home sooner than they thought. The non-owner could be a family member or friend.

No additional dwelling tax supplement to pay for the second person, even if they own their own home, which can be a considerable saving.

Happy New Year everyone!!

Nice start to 2025 with a unique product from one of our mainstream lenders: could work well for those whose landlord has decided to sell up:

From today, Tuesday 7 January, we’re introducing a new “5 & 5” variation of our popular landlord concessionary purchase scheme.
Now, if a tenant can contribute a 5% deposit, their landlord will only need to provide a 5% “gift of equity” to allow them to purchase the property at 90% LTV.
Good news for landlords who would like a quick sale, with no marketing costs or vacancy periods, whilst also helping new buyers borrow well.
This option is also available to applicants purchasing from an immediate family member.

Lenders are coming up with lots of innovative ways to assist!

Hi Sandra,
Storm Darragh has now been named by the Met Office and is due to impact much of the UK from Friday with amber weather warnings now in place.
Heavy rain and strong winds of up to 70-80mph is expected in western parts of England and Wales, Northern Ireland and South-West Scotland.
All of the UK has an amber weather warning for wind from 3am to 9pm on Saturday.
Your clients can help keep damage to a minimum by taking some simple steps in advance.
Please share these helpful tips to help them prepare for Storm Darragh and prevent damage to their property.
Protect a Property in a Storm
It's important that your client knows their property must be maintained properly. They should pay particular attention to areas likely to bear the brunt of a storm, such as the roof and gutters.
Get rid of overhanging, loose or dead branches on the property to help prevent damage in windy weather and secure loose objects that are kept outdoors such as furniture, bins or bikes.
Close all gates, windows and doors (including internal doors) and stay indoors as much as possible during the storm.
Storms can result in power cuts, so make a storm kit which includes torches, batteries, medication, food, water and blankets.

If your client needs to make a claim, they should contact us as soon as possible.
Please advise them to consult their policy documents to see what is and isn't covered.
For example, storm damage to fences, and gradual wear and tear isn't covered so if your client hasn't maintained their property, a claim might not be successful even if damage was revealed in a storm.

Earlier today, the BBC Morning Live programme covered the topic of equity release.

The episode explained what equity release is and provided an overview of both lifetime mortgages and home reversion plans, while also discussing the pros and cons of these options. Importantly, it was recommended that viewers seek advice from a regulated member of the Equity Release Council.

We have access to the new and innovative £5k deposit mortgage which is designed to help first time buyer clients purchase their first home faster with just a £5K deposit and is available for LTVs over 95%, up to a maximum of 99%.
Here’s a snapshot of the product:
The product is only available on pre-existing houses. New build properties are not eligible, flats are not eligible and properties in Northern Ireland are not eligible.
Client eligibility is as follows:
• At least one applicant must be a first time buyer (defined as never having owned a property in the past) and no background properties on the application
• The maximum age allowable at the end of the term is 70
• Any applicant must have indefinite right to reside in the UK
Maximum LTV – 99%
• Minimum Deposit - £5000
• Minimum purchase price - £100,001
• Maximum purchase price - £500,000
• Minimum Loan - £95,001
