£900,000 MORTGAGE LOAN APPROVED WITH NATWEST !!! 🤩

My clients for this mortgage are existing clients that trusted me with their insurances as an insurance broker.
They already had a mortgage 🏠 but wanted to move to a bigger property. 😊
The mortgage they already have, they wanted to keep and convert to Buy to Let.
The new mortgage loan after the deposit they wanted to give, was for £ 900.000. 💷
Even though my client’s income is high, keeping the current mortgage loan was ⤵️ reducing the new mortgage amount they could have.
I did research to see which were the lenders that would be happy to provide the additional loan:

I checked with Halifax what max loan they could provide but it was for £750,000 🙁
I checked then with Nationwide who were happy to lend £657.00 😟
TSB would lend 667,545 😞
BUT Natwest were happy to lend them the whole £900,000 my clients needed ! 😍

Today the anticipated Mortgage offer was received! 🍾🥂
My clients are very happy that they will soon move to their new dream home but also feel blessed they were able to keep the existing one as well an an investment which will provide a steady regular income.
I am so excited that I was able to help make their dream come true! 🤩

Next step is to review my clients’ insurances to make sure they are properly covering their new mortgage and provide them the building insurance policy which is mandatory by the lenders for the completion of their new mortgage.

ANOTHER SUCCESSFUL REMORTGAGE! 😍

My clients mortgage deal was coming to an end on 31/01/2024 and after that date they would have to move to standard variable rate, if they would not remortgage in time.

After a meeting and careful consideration of their needs, options and objectives they decided to move to a fixed rate secure for 2 years with a much lower interest rate.

My clients best remortgage option based on their personal financial situation was with Clydesdale .

My application was submitted 15/02/2025 and a day later we had the attached mortgage offer. 🤩

DID YOU KNOW THAT THERE WILL BE SIGNIFICANT CHANGES ON STAMP DUTY LAND TAX FROM 04/2025? 😱

This is particular interesting for any people who wants to buy a mortgage in the next few months but are not sure if now its good time to start the mortgage process.
If you will not have exchange of contracts for your mortgage before 01/04/2025 you may pay significant more for stamp duty land tax for your mortgage.

Thresholds up to 31 March 2025😃
SDLT starts to apply when you buy property that costs:
£250,000 for residential properties
£425,000 for first-time buyers buying a residential property worth £625,000 or less
£150,000 for non-residential land and properties

Thresholds from 1 April 2025 😰
SDLT starts to apply when you buy property that costs:
£125,000 for residential properties
£300,000 for first-time buyers buying a residential property worth £500,000 or less
£150,000 for non-residential land and properties

Exemptions🧐
You do not have to pay SDLT or file a return if:
• no money or other payment changes hands for a land or property transfer
• property is left to you in a will
• property is transferred because of divorce or dissolution of a civil partnership
• you buy a freehold property for less than £40,000
• you buy a new or assigned lease of 7 years or more, as long as the premium is less than £40,000 and the annual rent is less than £1,000
• you buy a new or assigned lease of less than 7 years, as long as the amount you pay is less than the residential threshold or non-residential threshold of SDLT
• you use alternative property financial arrangements, for example to comply with Sharia law, where the alternative financial provider pays SDLT when they buy the property under the arrangements

LETS CHECK TODAY’S MORTGAGE RATES FOR A MARRIED COUPLE WITH 2 CHILDREN.

BACKGROUND STORY:

They are both employed and work in warehouse, the husband earns annually £30,000 and the wife £ 25,000 annually.
They are first time buyers
They want to buy a house worth of £250,000
They have a deposit of £12,500 which is equivalent to 5% of the mortgage value and wish to lend the other 95%
They want to repay the house in 30 years.

RESEARCH OUTCOMES from our 104 BANKS AND BUILDING SOCIETIES:

From affordability check we can see that they could maximum lend of £384,451 with Ecology Building Society.

FOR 2 YEARS FIXED MORTGAGE:
1rst choice on the system for the house they want appears to be for 25 months fixed mortgage, HSBC is the cheapest option
With Interest 5.65% monthly repayment of £1,369.75and total fees of £17.00

But if clients would not mind paying a fee of £140,00 then Furness Building society with interest of 5.34% for 24 months fixed rate and monthly payment of 1,323.60 would also be a very good choice.
If the clients want to pay a bigger fee upfront, they could have a lower interest rate and lower monthly payment but we need to check to actually see how much they would actually save with paying upfront more option.

FOR 5 YEARS FIXED MORTGAGE:

If clients would choose a fixed mortgage for 5 years with a small fee of £17 pounds then HSBC 5.16% Fixed 61Months £1,297.15 comes on the system as the cheapest option for 61 months Fixed rate.
Again if clients want to pay a bigger fee upfront the interest can be lower.
With 5 years fixed mortgages, you are signing an agreement that you will keep with your loan with this lender, and fixed interest.
If you would break the contract you would need to pay early repayment charges as mentioned on the offer agreement.
No matter what you would chose, you need to be comfortable with paying your monthly payments.

! Remember that your home could be repossessed by the bank if you do not keep up to make up your mortgage payments.

My first time buyers story! 😊

Existing clients who I already knew them and had bought insurances for their family protection.

A loving ♥️ family with 2 small children.

We started the application process in July 2024 , clients wanted then to purchase a 🏠 whose value would be 220,000 and had only 5000 deposit.

➡️ We applied on 04/07/24 with Accord. Decision of principle with Accord was accepted for £215,000. ✅ 💵

Clients found the 🏠 they wanted to live in on September and notified me accordingly.

➡️ On 10/09/24 I applied again with Accord for a bigger loan of 220,000 as the total value of the house they now wanted was £225000.

The new decision of principle was accepted again. ✅ 💵

😕 As interest were high with the 5000 deposit option, clients decided to raise the money 💰 needed to proceed with 5% deposit .

They raised the money from gifts🎁💝 from friends and their children savings accounts.

Then I needed to do new research to find out which lender would accept, settled and pre-settled status- 🎁 from friends and 💝 from children.

🚫 Only a few of lenders were okay with this.

✅ Natwest was the best choice for my clients.

➡️ On 28 of September I applied for the new agreement in principle with Natwest which was successful, ✅
then I proceeded to with the whole mortgage application which was successful✅ on 10/09/2024, after the lender did a valuation of the property.

Now the clients solicitors will do all the necessary searches and if everything is 👌 then the change of contracts will happen so that the Landlord will receive the 💰 of the loan and my clients will receive the title of the house and the 🔑 to their first property!

So quite a story and hours of hard work behind a successful application but all that matters is the end result! ♥️
