Required documentation• When buying or remortgaging your property there a standard information both your broker & lender will require -

• ID - We will need a current valid signed passport or valid photocard driving licence. For those required to evidence their immigration status we will request a share code from the government website.

• Proof of Residency - Where not using a driving licence as ID you can use this as address proof. OR a utility bill or bank statement dated within the last 3 months OR your latest council tax bill. (We cannot accept a mobile phone bill or water bill)

• Bank statements, Personal & Business - Latest 3 months bank statements for all active accounts. We need this to confirm your salary credits & household expenditure. WHERE there are joint bank statements 3 months for each account is required. (Bank statements need to confirm client name, sort code, account number & must confirm a running balance to be acceptable)

• Proof of deposit (purchase) - We need the latest 3 months bank statements showing your deposit evidence & the build up of these funds. If there are any large transactions we may query payments & request bank statements from the originating account. (Bank statements must confirm client name, sort code, account number, & a running balance).
If any part of your deposit is gifted we will require a gift letter either up-front or at a later date if lender specific. If gifted deposit money is coming from overseas we will ask for 3 months donor bank statements & donor ID.

• Current protection & insurance documents- If you have existing life/protection insurance & documentation available

• if Employed - Latest 3 months payslips (If paid weekly 13 payslips will be required) & Latest P60. If you have a 2nd job up to 6 months of payslips will be required for each job & corresponding bank statements showing salary credits). We may ask for additional payslips to confirm Bonus, Overtime or commission

If Self-employed/LTD – latest 2 years tax calculations/SA302’s & the last 2 years corresponding tax year overviews. (These documents must be the original .Gov pdf versions) if LTD co, the same req apply plus company accounts.

A new five-year fixed mortgage deal has launched, allowing customers to leave after just two years fee-free.

Most mortgage loans force you to either fix your costs for a set period of time – then charge a fee if you want to leave before that time period is over – or are subject to fluctuating costs depending on the Bank of England interest rate.

The new offer from Virgin Money, however, gives borrowers a bit of both. The costs are fixed for five years - but, if rates fall, as is currently expected, homeowners can leave after two years and re fix onto a cheaper deal staying with Virgin..

Cervical Cancer Prevention Week

This week is Cervical Cancer Prevention Week.

Cervical screening looks for the HPV infection in cells which can develop into cervical cancer.

Screening is available for most women aged between 25-64, if you are registered as female with your GP you will be invited to attend a screening….. please go.

As daunting as this may be, for the sake of a 10 minute appointment, with a female nurse if that makes you feel more at ease. This can save your life.

Studies show only 12% of women understand the role of HPV (human papillomavirus) testing within cervical screening.

The HPV infection in cells can be treated which can stop the development of cervical cancer.

It’s important to remember not everyone will have symptoms (unusual bleeding, pain or irregularities) which is why cervical screening is vital.

If you are due a screening, book that appointment today.

Hello 2024! There were many things in the mortgage world I could have posted about today -

• Mortgage approvals are on the increase.
• Sub 4% rates are now available on the market (subject to circumstances). Phew!
• House prices are stabilising.

A positive start.. However, I saw this post from & I thought it sent a beautiful message - perspective for a new year. We don’t always get it right in life, we make mistakes, learning is the process - Oscar Wilde once said “Youth is wasted on the young”. Anyway, I can’t help but be glad 2023 is over. Let’s hope 2024 brings us all love, love for each other, for humanity, & most importantly love for ourselves.

Something a bit different from me today.. This is dedicated to an old friend from younger days, . This incredible human has lived a life on each side of the spectrum, from flying through the air as Harry Potter’s stuntman, an insanely talented gymnast, to an unfortunate accident - life changing. David continues to live positively, to love, to inspire & I can only hope to be half the human this man is - A Rock Star! David’s documentary is showing currently on Sky, a brilliant watch that will change your outlook on life. So much love to you David, keep doing what you do xx

Rates • The topic of the moment, thankfully they are now moving in the right direction – life has changed, as we all know, & it wouldn’t be wise to expect them to ever return to pre-covid levels. As an example, & as an insight as to what to expect –
