Airbnb hosts: has Making Tax Digital caught you yet? 🏠
MTD for Income Tax started on 6 April 2026, and the next quarterly deadline is 7 November.
Who's affected?
🔹 From April 2026: gross income over £50,000 (based on your 2024/25 return)
🔹 From April 2027: over £30,000 (based on 2025/26)
🔹 From April 2028: over £20,000 (based on 2026/27)
Gross means before expenses. It's your total rental and self-employment income combined, not your profit. If you co-own a property, it's your share that counts.
What changes?
Digital records must be kept in MTD-compatible software
A quarterly submission to HMRC, due 7 Aug, 7 Nov, 7 Feb and 7 May
A final declaration replacing the usual tax return
Quarterly updates aren't tax returns, and you don't pay anything when you submit them. But late ones build up penalty points, and enough points means a £200 fine.
Hosts, watch out: what lands in your bank from Airbnb isn't necessarily your gross income. Platform fees, cleaning costs and so on need recording properly, and it's the gross figure that decides whether you're in.
Own your properties through a limited company? The rules don't apply to you (yet).
