Not all lenders use the same affordability calculation and some could lend you significantly more than a high street bank for the exact same income.

Saving for a deposit is one thing. But there are other costs first time buyers need to know about — and most people only find out about them halfway through the process. 😬

Here's what to budget for BEYOND your deposit:

🏠 Solicitor/conveyancing fees — typically £1,000–£2,000
🏠 Mortgage arrangement fee — £0 to £1,000+ depending on the deal
🏠 Survey costs — from £300 for a basic valuation up to £1,500 for a full structural survey
🏠 Stamp Duty — first time buyers currently pay 0% on properties up to £300,000
🏠 Removal costs — easily £300–£1,000 depending on how much you've accumulated!

Knowing these costs upfront means you can plan properly and avoid any nasty surprises when you're already emotionally invested in a property.
