The drip-drip of interest rate hikes is still going on. Depending on the lender, you can lock in an offer for 3 to 6 months. If your mortgage will be converted to a standard rate in the next six months or is now on a standard rate, you should take action right away.

Mortgage rates are rising and availability has shrunk after lenders have revised and condensed ranges.

In conclusion, it appears that estate agents are pressuring buyers to employ their in-house mortgage advisors. There are two issues with this: they will demand a fee and their ability to propose mortgage lenders will be limited. Sixty per cent of independent Mortgage Advisors do not charge a fee for their services. The mortgage lenders pay mortgage advisors a percentage of the loan amount, which works out to roughly £280 for every £100K of mortgage supplied. I'm permitted to charge an extra £500 on top of that, but I don't. This article delves a little deeper.
