The biggest compliment is when people come back

A lovely review came in recently for Nick and Kasia, and this one really means a lot.

Another lovely review, and this one really shows how much difference the right support can make when buying your first home.

More people are getting mortgages approved, but timing still matters.

The Bank of England’s latest figures show UK mortgage approvals for house purchases rose to 65,945 in April, the highest level in over a year.

For first-time buyers, this may be a sign that more people are starting to move forward with their plans, even while mortgage rates, affordability checks and deposit requirements still need careful thought.

For homeowners coming to the end of a fixed rate, it’s also a reminder not to leave things too late. Remortgage approvals were broadly unchanged, but that doesn’t mean there are no decisions to make.

If you’re buying your first home, now is a good time to understand what you could realistically borrow, how much deposit you may need, whether the monthly payments are affordable, and which lenders may fit your circumstances.

Buying your first home on your own can feel unfairly difficult.

We speak to people who are working full time, saving where they can, and doing everything sensibly, but when they look at what they may be able to borrow, the options can feel very limited.

That does not always mean home ownership is impossible.

For some buyers, shared ownership may be worth looking at.

Shared ownership lets you buy part of a home and pay rent on the part you do not own. It can reduce the mortgage amount needed at the start, but it still needs careful thought because the mortgage is only one part of the monthly cost.

Can family help with a first-time buyer deposit?

Yes, they can. In fact, family support is one of the ways many first-time buyers get onto the property ladder.

This is often called a gifted deposit, where a parent, grandparent or close family member gives money towards the deposit for your first home.

But it does need to be handled properly.

A lender will usually want to know:

Where the money has come from
Whether it is a genuine gift or a loan
Whether the person gifting the money expects to be repaid
Whether they will have any legal interest in the property

This matters because a gift and a loan are treated very differently.

If your family member expects the money back, the lender may treat it as a financial commitment, which could affect affordability. If it is a genuine gift, your solicitor and lender will usually need written confirmation, often called a gifted deposit letter.

For first-time buyers in Sleaford, Lincoln and across Lincolnshire, this can make a real difference, especially where you have enough income to afford the mortgage but need help building the deposit.
