Do I Need A Solicitor Before Applying?
It's one of the questions we're asked most often.

Many buyers choose to appoint a solicitor early in the process so everything is ready once an offer has been accepted.

While every purchase is different, preparing ahead can help avoid unnecessary delays later on.

Receiving your mortgage offer is one of the most exciting milestones on the journey to buying your first home.

Once your lender has completed their assessment and is happy to proceed, they'll issue a formal mortgage offer, subject to its terms and conditions.
This document confirms the mortgage they've agreed to provide and means you're another important step closer to owning your new home.

From there, your solicitor can continue progressing everything towards exchange and completion.

One step closer to collecting the keys.

A missed payment.
An old default.
A few financial bumps along the way.

Many homeowners assume these automatically mean they can't remortgage.
The reality is often more reassuring.

Every lender has different criteria, and your credit history is just one part of the overall picture. Factors such as your income, affordability, equity and how recent any credit issues were may also be considered.

If you've been putting off reviewing your mortgage because you're worried about your credit history, it could still be worth having a conversation.

The latest figures released by the Office for National Statistics (ONS) today show that UK inflation rose to 2.9% in July, up from 2.6% in June.

Higher household energy costs were a significant factor behind the increase, following a rise in the energy price cap.

For the mortgage market, inflation is an important figure to watch because it forms part of the wider economic picture considered when interest rates are set.
The Bank of England base rate currently remains at 3.75%, meaning attention will now turn to how inflation and the wider economy develop over the coming months.

UK Chancellor John Healey says the British economy is "resilient" as he reacts to the rise in the inflation rate.
"Iran war inflation continues to impact prices here at home, but Britain’s economy is resilient," he says.
"We have cut VAT on electricity bills and capped bus fares at £2 – to give breathing space to those feeling the strain," Healey adds.
"There is more to do to restore hope and build a stronger economy where prosperity is shared more fairly across Britain."

Every purchase is different, but understanding the process can make it feel far less overwhelming.
