Lenders will generally use your return to work salary for affordability and may require confirmation from your employer of your return to work date, hours and salary, as well as your latest payslip before taking maternity leave.

Landlords, are you prepared for upcoming EPC changes?

From December 2025, for all new tenancies the minimum EPC rating must be a minimum of a C.

And for all other tenancies, the EPC must meet a minimum rating of a C from December 2028.

Today the Bank of England announced an increase to its base rate from 1.75% to 2.25%

What does this mean?

For anyone with a fixed rate mortgage, there will be no change until the fixed rate ends.

For anyone with a variable rate mortgage, you will see in increase in your monthly payments.

For anyone who has not submitted a full mortgage application to secure a rate, for a purchase or re-mortgage, banks will amend their interest rates and therefore the mortgage costs will change.

If you are on a variable rate mortgage, have a fixed rate that is due to expire in the next 6 months or if you want to discuss how this will affect your affordability - contact me to discuss.

Popular tourist destinations in England have seen a jump in active holiday lets across the year. ⁠

It states that between Q1 2021 and Q1 2022, the number of holiday lets in the Lake District rose from 5,693 to 7,591 – 33.3%.⁠
⁠
And in the Peak District, holiday lets increased by 25.2% and, in the Cotswolds, 25%.⁠
⁠
Meanwhile, Cornwall, Devon, and Brighton saw rises of 24.1%, 21.1%, and 13.1%, respectively.⁠
⁠
⁠England is home to 100,551 active holiday let mortgages currently, which is 1.25% more than seen in Q1 2021.⁠
⁠
Because holiday lets are now the first choice for a huge swathe of the population, more and more people are thinking about ways to make money off the sector.

Starting the week with a little recap…

At the end of April I joined The Mortgage Mum team and started my broker training.

By mid May I received authorisation from Mortgage Intelligence (our network) which enabled me to start helping my clients.

Last week I reached a huge milestone when the network awarded me certified adviser status, deeming me competent to provide sound advice to clients without requiring supervision.

The last few months have been…

CHALLENGING with lenders pulling rates at short notice

VARIED with lots of knowledge learnt around lenders criteria

But most of all REWARDING!!

How old were you and in what year did you buy your first home?

Between 1996 and 2016, the percentage of 25 to 34-year-olds who own their own homes has fallen 19% from 55% to 34%.

The government are looking to review the rules around welfare so that the 1.5 million working people who are in receipt of housing benefits will be given a new choice: to spend their benefit on rent or put it towards a mortgage.
