Helping several Portfolio Landlords with Commercial Mortgages to remortgage onto long term facilities without break clauses. This has helped structure monthly repayment costs and remove any uncertainty around increasing repayments. Also helping to raise additional capital to help buy further properties for their portfolio. We are happy to speak to Portfolio Landlords with facilities that are coming up for review to look at what options are available.
Helped several business clients arrange commercial finance for asset purchases and business expansion plans in recent months. Several Commercial Lenders are coming back into the financial market with attractive terms. We have arranged several short-term bridging facilities, helping clients in different ways including…
🏡 Clients to raise funds against part completed self-build projects that needed additional funds. This has allowed them to complete projects, to then remortgage.
🏡 Provided bridging finance against existing properties to act as a chain break, helping to fund an onwards purchase, securing the sale.
🏡 Supported several property developers to buy and fund renovation costs on properties. Enabling them to remortgage based on the enhanced value and increased rental income the property can achieve.

How are we into the second half of 2023..?!

It’s safe to say June’s weather has been a little unpredictable, a bit like the economic climate. Rates continue to rise, and we are busy taking calls from new and existing clients.
We are helping you to Remortgage at a time when 2-year fixed rates are at an all time high, probably the highest they’ve been in 15 years. We continue to review clients interest rates due to expire, and those simply wanting to chat through their options. We are completing Protection reviews for clients, looking at existing life cover, new life cover, income protection and business protection policies. We are helping trading businesses to buy new premises, and those wishing to use a self-invested personal pension to do the same. We have been capital raising to support new property purchases. Supporting Portfolio Landlords with expansion plans and helped commercial clients with commercial bridging and commercial mortgages. We continue to build great relationships with Lenders and are updated daily on changing rates and products, so we can have accurate and realistic conversations with clients about their current and future financial needs. Now more than ever is the most important time to make sure you chat through any worries you may have.

What have the 3 of us been up to… Between working and family life we have been partying big, having some lovely BBQs, walking, biking, running, exploring the beautiful outdoors, celebrating weddings, summer fairs, and baking - then catching our breath in between between the madness as it comes around to Monday once again …!

Welcome to Mays blog, ample timing given todays Bank of England Base Rate announcement. You may be wondering what this means for interest rates and me 🤔 In anticipation of today’s announcement we’ve seen several lenders increase their rates. It’s too early to predict what the future 2023 will look like, but we urge you to get in touch if you have any concerns you would like to chat through.
How is it May?! We’re not sure and wanted to share how we have been keeping busy.
🏡 We’ve been arranging Asset Finance for businesses. Arranging short term finance on properties before being sold onwards, and providing Mortgages for Commercial Property investors.
🏡With uncertainty in the Buy to Let market we wanted to highlight that we have access to several lenders very open to new enquiries. We are currently writing business on multiple bespoke properties, especially for our Portfolio Landlords. Therefore, if you have a quirkier enquiry please do get in touch.
🏡 it’s very much a buyers market at present, and we’ve seen several properties go on the market over recent weeks. We’ve received new enquiries from First Time Buyers, ReMortgages, and House Movers, alongside helping clients with their protection needs. It’s vital you explore your protection needs to ensure you have peace of mind.
☀️ Between us we are longing for sunnier weather, keeping as active as possible, bike riding, walking, running, hitting the gym and of course dog walking. The prospect of Easter has made us all feel very spring like at Stepping Stones HQ and we thought we would share our first blog of 2023! It’s been a while and we have lots to catch up on.

Did you know we can switch some mortgage rates in advance of up to 6 months of your current rate expiring? With squeezes to income, and the ever-increasing cost of living has meant some of us taking a step back and looking at how we can save money. Usually, our mortgage payment is our largest outgoing, and therefore must meet the needs of our clients. If you’re unsure that your mortgage is in the best shape it can be, or that your outgoings are on the best deals, please do get in touch for a chat. We can do a financial health check and ensure everything is working the best it can for you. The Bank of England base rate increases are causing some unease, and we don’t want anyone feeling that they cannot reach out to us for reassurance, and to make changes where necessary.

We’ve been busy with an eclectic mix of business ranging from Limited Company Buy To Lets, Self-Invested Personal Pension Lending, Short Term Bridging Lending, and Residential Mortgage borrowing. We know the market really well having built great relationships with bespoke and mainstream lenders.

Wow, it’s been a long while since we’ve taken to the blog. Lots has happened, and we felt now is the time to hop back on, have a chat and fill you all in with what’s happening at Stepping Stones HQ!
Where to start…. like most of you we feel like the past few years have merged into one. This last year really has been full of exciting business opportunities and change.
We have been really busy helping lots of you move house, re-mortgage and take on new projects. We have done some quirkier lending such as HMO’s and Holiday Let’s. We’ve helped professional Landlords grow their portfolio’s and helped some of you with a one-off rental purchase. Bridging has been a huge area for us, we have taken lots of new enquiries and helped clients secure their dream home. We’ve been completing on Commercial Mortgages for Trading business’s and it’s safe to say the housing market hasn’t slowed down, least not housing prices… We have watched daily and seen how devastating world events are impacting the cost of fuel, and inflation is on the rise causing uncertainty and unease.
The major changes we’ve seen are Bank of England base rate increases teamed with the ever-increasing cost of daily living, and we know many of us are feeling the pinch here. Filling the car up is now something we all dread, and our Gas & Electric reading... the less said about that one the better. Getting our heads into our bank statements and calculating how we can save money, may not have been something any of us have had to do before, and for many our mortgage commitment is our largest outgoing. It’s something that we should always keep close to, so if you are on a Standard Variable Rate or nearing the end of your mortgage deal then you must get in touch, please don’t put it off. You need a plan of how things are going to look over the coming years, interest rates are increasing, and for this reason we must act fast.
Our number one priority is to help you.
A bit about us…
We are still making cracking cups of coffee, eating cake and juggling busy family lives. We feel lucky that the summer is in sight, and we can’t wait to get the BBQ cranked up! We have been enjoying dog walks, bike rides, netball, music, and new sitcoms.
