Wake up at 5am. Wake the wife up.

Leave the house at 5:30am. Wake my daughter up.

Call from my wife at 6:30am asking if I picked up some nappies last night. 😕 I can feel myself falling deeper into the bad books.

Currently, on the way to .uk to further my learning in how to scale up and build out a large portfolio of SSH properties for adults with learning difficulties.

Back home for 9pm, hopefully not to wake the kids up again.

Well it was great when it was up, but now is the time to cover my whole living room with pine needles (whilst I attempt to remove it)

I wasn’t sure if Manchester City Council tree collection service would cover this friendly chappy (imagine me leaving it on the side of the road on bin day 😆) so I have opted to use the charity JustHelping who can collect trees over 8 foot and give money raised to community groups and hospices around the country. https://lnkd.in/dRecYk-a

What have these kids done to me?!

Am I now wired to wake up at 4am every day?

Or was it just a bad dream that stirred me.
The dream which woke me from my slumber was located in our old steakhouse. It took me 20 minutes to take a food order into the kitchen, my pen wouldn’t work, I couldnt remember all of the starters, was it the gravalax or was it the chicken liver pate?! If anyone knows the restaurant game, they’ll know how stressful this is real life, nevermind in a dream which you have no control over.
Anxiety levels overload.
It is obvious that the anxiety came from lack of control over a situation. I believe that this facet of control made it a necessity that I always ran my own companies.
Could I have worked for another company within the industry to cut my teeth? Probably, would I have been happy, definitely not.

Anyway, I am awake (just).

Independent coffee shop shout out!

Grapefruit in Sale operates out of a window, has regular queues and knocks out the best coffee I’ve tasted in the North. Consistent every time and done with a friendly face.

The compound effect of doing something well and having the mantra “customer is king” builds up custom base.
I learnt this owning a rare breed steakhouse for 10 years and have applied the exact same model throughout my financial broker journey over the past 2.5 years.

Going through Prime, BBC iPlayer, Sky, Netflix and Disney until the right Dinosaur program is chosen.

Now to slowly move away and get on my laptop.

I have a client who is deciding between a 12 month development exit loan or moving his 7 x new builds onto BTL’s mortgages and renting them out. There is no guarantee the market will improve enough for all this excess stock to be purchased. If he goes down the term product route, it gives him the capability to go back to the private investor’s “well” and capitalise on the current uncertainty in the market.

It's safe to say things are getting harder to stack up. High rates, low demand & uncertainty which rivals Man Utd's recent form!

I have a client who was looking for terms on a scheme in South Manchester. We managed to place him with a lender at 10.4% on a 65% LTGDV with a 1.5% arrangement fee & 1% exit.

Client wasn't completely happy with how much he had to put down day 1, so I persuaded the lender to take 0.5% off the arrangement fee.
Yes, I have taken a 25% hair cut (but if you know me, I have plenty on top to go around!)

Circa ÂŁ2m Development Finance Loan Completed

I have recently completed on a development finance loan for a client of mine in Yorkshire.
I only work with lenders who are renowned in the industry for their hard work and professionalism. From the initial conversation with my chosen lender, I could see the team valued their introducers and this was clearly demonstrated throughout the underwriting process. The strong lines of communication between the lender and my client & I, meant that was I was able to help fix the bumps in the road before they became potholes.
 
My client specialises in luxury single dwellings and is looking to scale up in the future. I choose Atelier (lender) over several others with similar rates for the following reasons:-

*They lend development finance at £2m all the way up to £30m. This gave me some level of assurances that as my client’s ambitions grew, we could stay with one lender and build a strong relationship for years to come.

*They are focusing on Yorkshire as one of their target areas and so wanting to forge relationships with brokers such as myself who are working with experienced developers.

*They are not restricted by peer to peer financing and so their ethos of “certainty” above "speed" played a huge factor. (I would much prefer to be a sure thing over a quick finisher....)

The client is based in the Golden Triangle of Yorkshire, is very experience in his field and a clear vision on how he is looking to shape the next few years. For this client and all my clients, I take a 1% proc fee on all the development finance schemes that I take to my panel of lenders thus reducing clients arrangement fees. When I am working with experienced developers who already have their ducks in a row, as a broker, this takes a significant amount of workload off my shoulders and it is a nice feeling being able to hand this saving down to my clients.
