The nights are getting darker, and the weather is getting colder 🍂

Which means one thing:

It’s the perfect excuse to stay in, stick on your favourite film, wrap up in a blanket and get all cosy in front of the fire🔥

Autumn is also the perfect time to have a little financial check-in (especially before the run-up to Christmas) whilst you’re still wrapped up.

Now, there’s no need to start filling out loads of paperwork (we don’t want to ruin the cosy autumn vibes), but maybe ask yourself a few questions and get things in order before Christmas:

1️⃣ When was the last time you reviewed your mortgage?
2️⃣ Is your family properly protected?
3️⃣ Have your circumstances changed since you last looked at your insurance?

If you answered “I’m not sure” to any of these, it might be time for a little review. And getting it sorted now means one less thing to worry about when the Christmas chaos arrives.

Need a hand reviewing your mortgage or protection? Let us help:

Insurance horror stories are everywhere (and not just during the spooky season) 👻

And as expert protection advisors, we’ve all heard them...

👉 The claim that was rejected
👉 The policy that didn’t cover what someone thought it did
👉 The unexpected bill that nobody saw coming.

But we have to question whether insurance horror stories really show the full picture?

Here’s what George has to say about it (and why insurance might not be quite as scary as you think) ▶️

Are you thinking about becoming a landlord?

If so, you need to know this 👇

A buy-to-let mortgage isn’t quite the same as a standard residential mortgage.

➡️ Residential mortgage – With a residential mortgage, the lender will primarily look at your personal income and finances to work out what you can afford to borrow.
➡️ Buy-to-let mortgage – With a buy-to-let mortgage, the potential rental income from the property is also a key part of the equation.

Lenders will generally want to see that the expected rental income can cover the mortgage payments, with different lenders having different criteria.

There are a few other differences too:

👉 You’ll typically need a larger deposit, often around 25%
👉 Interest rates can be higher than residential mortgages
👉 Many buy-to-let mortgages are interest-only
👉 You’ll need to meet specific lender criteria
👉 You’ll also need to consider the other costs of being a landlord, such as maintenance, insurance and potential void periods.

And if you’re thinking, “Can I just get a normal mortgage and rent the property out?”

Not necessarily. If you have a residential mortgage, you’ll need to check with your lender before renting out the property, as you may need different mortgage arrangements.

Whether you’re thinking about buying your first investment property or expanding your portfolio, we’re here to help you find the best mortgage for you.

It’s World Mental Health Day 💚

A day where we’re reminded that looking after your mental health is just as important as looking after your physical health.

But something that many people don’t often consider is what happens to your finances if you start struggling with your mental health?

If your mental health affects your ability to work, your income could be affected too.

And unfortunately, the bills don’t just stop because you’ve had to take time away from work; you still need to pay your mortgage or rent, household bills and look after your family.

This is where income protection can make all the difference 👇

Income protection can provide you with a regular income if you’re unable to work due to illness or injury (including mental health), helping you keep on top of your finances while you focus on getting better.

Many business owners have the relevant insurance for their premises, assets and vehicles...

But few actually have insurance for themselves or the key people in the business.

Which is a BIG mistake ⤵️

If you or another key person were suddenly unable to work due to a serious illness, how would your business cope financially?

It’s something that not many self-employed people or business owners want to think about because the honest answer is that most companies would struggle without their key people.

Thankfully, you don’t need to worry about it because Business Protection can help.

At TrustedMPA, we offer a range of business protection options designed to help businesses deal with the financial impact of losing a key person, shareholder or business owner. This includes:

👉 Key Person Cover
👉 Relevant Life Cover
👉 Shareholder Protection Cover
👉 Business Loan Protection.

Every business is different, so the right protection will depend on your business, your people and what you need to protect – but all our protection options are designed to secure the future of your business.

You have to stay with your current lender when you remortgage ❌

This is a common misconception (and trust us, it isn’t true!) 👇

When your current mortgage deal comes to an end, you have two main options:

✅ Stay with your existing lender and switch to a new deal
✅ Remortgage with a completely different lender.

Staying with your current lender can be quicker and easier. You may have less paperwork, fewer checks and potentially lower costs.

However, that doesn’t automatically mean it’s the best deal for you.

Your current lender can only offer you its own range of mortgage products. By looking at other lenders, you could have access to a much wider range of deals and potentially find one that better suits your circumstances.

That’s why we always advise homeowners to shop around, compare their options, and make sure their mortgage still works for them.

Thinking about remortgaging? Our friendly mortgage advisors can help you find the best deal.

Over 89% of all submitted critical illness claims are successfully paid out by insurers.

But what does critical illness cover actually pay for? 🤔

Critical illness cover is designed to provide a financial safety net if you’re diagnosed with a serious illness covered by your policy.

Critical illness cover can include conditions such as:

✔️ Cancer
✔️ Heart attacks
✔️ Strokes
✔️ Multiple sclerosis
✔️ Parkinson’s disease
✔️ Dementia
✔️ Blindness
✔️ Deafness
✔️ Motor neurone disease
✔️ Kidney failure.

However, not every illness or every diagnosis is automatically covered. Policies have specific definitions and criteria that need to be met before a claim can be paid.

Is critical illness cover worth it?

In short, yes ⤵️

A successful claim could give you a lump sum that helps with things like mortgage or rent payments, household bills, childcare costs, everyday living expenses, and replacing some lost income while you recover.

It’s worth it because if the unexpected happens, the last thing you want to be worrying about is how you’re going to keep paying the bills. Critical illness cover can give you and your loved ones a financial safety net, so you can focus on what really matters: your health and recovery.

It’s International Coffee Day ☕

So, we want to know how much your daily coffee costs you?

Look, there’s no judgement here; we all love a good coffee.

But if you’re happy to spend £5 on your favourite coffee, would you really think twice about spending £20 a month to protect what matters most?

The thing about protection is most people assume they can’t afford it, so they put it off and pay for other monthly expenses like a couple of coffees a month – but if you bought fewer coffees a month, you could easily save the money for the protection that could ultimately protect your family.

If you’re standing in a queue, deciding between a latte, cappuccino or flat white, maybe take a few minutes to ask yourself:

➡️ Have I got the right protection in place?

At TrustedMPA, we can talk you through your options and help you find cover that works for you and your budget (it might even mean you can keep buying your coffees!).

Your children might not pay the mortgage, but they’re the reason you pay it 🏡

And if something serious happened to your child, would you really be thinking about getting back to work?

Probably not; you’d want to be there:

👉 At the hospital
👉 At appointments
👉 At home with them.

Doing whatever you could to help them get better.

The problem? Taking time away from work can have a big financial impact.

However, by adding your children to your critical illness policy, you can give yourself a financial safety net if anything were to happen to your child, so you can focus on what really matters – being there for your family.

What could your rent be paying for instead? 🏡

The average UK private rent is now around £1,393 a month.

Comparatively, the average first-time buyer’s monthly mortgage payment is between £1,075 and £1,355, depending on the deposit size and loan terms.

So, could buying a home actually work out cheaper each month?

Potentially. But that’s not really the biggest point 👇

Buying a home isn’t going to suddenly make your housing costs thousands of pounds cheaper because you still have a mortgage, council tax, insurance, maintenance and other costs to consider.

But over the long term, there’s a big difference...

When you rent, you’re paying each month for the right to live in someone else’s property.

However, when you buy a property and have a mortgage, part of your monthly payment goes towards owning your home. And eventually you could own it outright.

That means in the long-term, you might not have any mortgage or rent payments – just a home that’s all yours.

So if you’re currently renting and wondering whether you could afford to buy, don’t just assume you can’t.

Speak to our team today to find out what you could actually afford:
