Property investment is a long game and it definitely is not a get rich quick scheme as a lot of people will have you believe.

People only see the highs and the wins but don’t see the lows, the doubts and the constant rejections.

They don’t see the late nights, early starts and sacrifices.

Honestly it’s absolute graft but my achievements are the results of literally spending years grinding away to make this work.

I would be lying if I said I don’t do this to better myself but it’s really not the main driver. I believe everything i can acheive, and anyone that says they cant, you have already lost the battle. I come from nothing, nothing given and no business guidance so you can.

Being able to provide the best possible life for my family and friends is what enables me to dig in and find the motivation when I’ve been hard at it all day.

Will there even be a pension when we are at the age where we need to rely on it 🤷🏻‍♂️ I’m not sure, but what I am sure is I’m not willing to find out.

I have my reason’s for needing to make it happen as I’m sure everyone else has their reasons for the decisions they make but what I do know is non of it would happen if it wasn’t for the support I have around me and we should never underestimate the effect that has 🙏🏻

14 tough weeks battling through a bridge that fell apart with no real explanation… it hit a nerve, but we refused to give up. I stepped up, raised extra funds, and kept things moving even while running two deals side by side.

It wasn’t pleasant, but we made it happen. Another one ticked off, and now it’s time for the fun bit

On social media you often see the wins — new deals, keys in hand, another property added to the portfolio. But here’s the reality of what it actually looks like behind the scenes right now…

We’re currently 9 weeks into a bridging finance deal.
That’s right 🤪 9 weeks.
And we’re still waiting.

Bridging was once known for speed — funds within 2–3 weeks, quick decisions, and momentum. But in today’s market? It’s a different story. Every stage needs approval: our solicitors, their solicitors, lending management, asset management… layer after layer, slowing things down.

Truth is, the smoother option right now is cash.
One solicitor.
One process.
One straight line.

But when you’re building a portfolio at scale, bridging is part of the game — even if it feels like a marathon instead of a sprint. 🏃‍♂️

We’re pushing at every level, but making progress takes patience. This is what investing really looks like — not just the highlights, but the hard yards too.

🚀 Angel Investing in Property – How it Works in simple terms 🫶
Over the last few years, we’ve taken on private investment to help buy properties below market value in our patch. It’s a question I get all the time: “How does it actually work?”

Here’s the truth: it’s all about trust + communication. Every deal is different, and the returns depend on the property itself.

🔑 The basics:
– You can “park” your money short-term in a project, or on a longer basis (2–3 years).
– We either give a fixed annual return OR a monthly %.
– Returns are typically 8–12%.
- if full funds are provided then we can offer extra security if needed.

💡 Why it works:
– We purchase the property.
– We manage the refurb.
– We create the right exit (sale or refinance).

At the end, it’s a win-win: investors get healthy returns, and we keep building the portfolio + improving local property.

Hey strangers
it’s been a while! We’ve been buried in dust, paint tins and builders’ tea while cracking on with our own renovation (and plotting the next projects 👀).

But stepping back in now — and what do we find? Inflation still climbing at 3.8%. Food shop’s gone up, flights cost a fortune ( still pay them though ) and the cost of living just doesn’t seem to take a breather.

💡 What’s this got to do with property?
– House prices are still edging up, even while everything feels tighter.
– Interest rates stuck at 4% — good news in some ways, but not dropping as quick as many hoped for or us for that matter 😲
– For buyers & landlords: it’s trickier to make the sums work, but property’s still the long-term play.

So yeah… life feels more expensive all round, but one thing hasn’t changed
bricks and mortar are still where people want their money

Too many people in property are relying on what’s been and gone.

Interest rates rise by 1%, and suddenly there’s panic. But here’s the hard truth: if your business is only surviving because rates are low, you’ve built it on the wrong foundation.

If a slight increase in borrowing costs puts you under pressure, you’re overleveraged. You’ve bought the wrong deals. Your strategy is flawed.

The cost of borrowing should never be your main concern—what matters is WHAT YOU PAY FOR THE ASSET and how well you’ve planned for the worst-case scenario.

If your deals only work when interest rates are rock bottom, they were never good deals to begin with.
