“I’d speak to a mortgage adviser, but I haven’t saved enough deposit yet.”

We hear variations of this from prospective first-time buyers all the time.
And it's exactly why the recent growth in low-deposit mortgages is interesting.

For eligible buyers, there are now options including:
• mortgages with deposits starting at around £5,000
• 98% LTV mortgages, requiring a 2% deposit
• 100% LTV mortgages in certain circumstances.

For context, on a £300,000 property:
10% = £30,000
5% = £15,000
2% = £6,000

That's a significant difference when you're trying to save while also paying rent and everyday living costs.

These mortgages aren't suitable for everybody, and taking the smallest possible deposit isn't necessarily the right answer. Rates, affordability, credit history, the property and your longer-term plans all need to be considered.

But we'd rather someone spoke to us and found out where they stand than spent another two years saving because they assumed they couldn't get a mortgage.
