🏡 Mortgage Jargon Made Simple! 🏡

Ever heard your mortgage adviser mention LTV and wondered what on earth they're talking about? 🤔

LTV = Loan to Value.

In simple terms, it's the percentage of your home's value that you're borrowing.

Here's an easy example... 👇

🏠 House price: £250,000
💰 Your deposit: £25,000 (10%)
🏦 Mortgage: £225,000

Your LTV is 90% because you're borrowing 90% of the property's value.

Why does it matter? 🤷‍♀️

Generally:
📉 Lower LTV = Bigger deposit = Access to more competitive mortgage rates.
📈 Higher LTV = Smaller deposit = Fewer deals and sometimes higher interest rates.

Think of it like this...
🍕 If the house is a whole pizza, your deposit is the slice you already own, and the mortgage is the rest you're borrowing. The bigger your slice, the less you need to borrow! 🍕

Don't worry if all the mortgage jargon feels overwhelming—it's my job to translate it into plain English!

🏡 Mortgage Jargon Buster! 🏡

Ever heard someone say, "Have you got your DIP?" or "Do you have an AIP?" 🤔

Don't worry... they're basically talking about the same thing! 😄

DIP = Decision in Principle
AIP = Agreement in Principle

Different lenders call it different names, but they both mean one thing...

✅ A lender has taken an initial look at your finances and *could* be willing to lend you a certain amount (subject to full checks and valuation).

Think of it as your mortgage's way of saying:
💬 "Looking good so far... let's keep going!"

Having a DIP/AIP can:
🏠 Show estate agents and sellers you're a serious buyer.
💷 Give you an idea of what you may be able to borrow.
🚀 Help you move quickly when you find your dream home.

Just remember—it isn't a guaranteed mortgage offer. It's the first step on the journey.

So, if someone asks, "Have you got your DIP?" don't panic... they aren't talking about nachos! 🧀😂
