A standard homeownerโ€™s insurance typically wonโ€™t cover letting out your property. Renting changes the risk profile (more people moving in/out, wear & tear, liability, potential for damage by tenants). Many landlords incorrectly assume their home insurance will suffice, and this can lead to claims being rejected.

If the โ€œsum insuredโ€ is too low (i.e. less than what it would cost to rebuild the property or replace contents/fittings), in a serious loss your payout might not cover all costs, leaving you to cover the shortfall. Also any improvements or renovations should be reflected in a higher sum insured.

Failing to disclose details like whether the property is let, what the type of tenants are, non-standard/unusual construction materials, whether any structural issues exist, modifications made by tenants, or periods of vacancy. For example, damage due to neglect or lack of maintenance, frost in pipes if not lagged, wear & tear, or a requirement to have flat roofing checked regularly. Landlords often donโ€™t read the fine print, so they assume things are covered when theyโ€™re not.

If a tenant, visitor or a neighbour is injured because of something on your property (e.g. a loose bannister, broken paving slab), you can be sued. Landlord insurance normally includes liability cover but sometimes you need a higher limit (if a local council requirement). This is a common source of very high-cost claims.

Letting issues like leaks, cracks, blocked gutters, faulty electrics go unaddressed can cause minor damage to escalate. Most policies have requirements that you maintain the property; failing to do so can lead to repudiation of claims. Also, unreported damage (e.g. after a storm) can make insurers decline a claim.

Things like emergency assistance cover, rent guarantee, legal expenses and damage by tenants pets. Many policies donโ€™t include these by default. Landlords assume they are included, only to discover later they arenโ€™t.

If nobody lives in a property for a period of time (under the definition for "unoccupied" in your policy wording) risks increase (vandalism, burst pipes, etc.). All policies require you to inform the insurer when a property becomes vacant; failing to do so can invalidate cover. Also, during vacancies, you may need to take extra precautions (e.g. heating, draining down water, security) and an additional charge may be made by the Insurer and a restriction in cover (or you choose from different limits of cover) whilst the property remains unoccupied.

Circumstances change: you may renovate, let to different kinds of tenants (students vs professionals), add or change security systems, or raise the level of fixtures or contents. If your insurance doesnโ€™t reflect the current reality, you may be underinsured or lacking necessary cover. Letting policies roll on without checking every year is risky.

Some damage is gradual: wear & tear, deterioration over time, damp etc. These are often excluded. Also, accidental damage might be an add-on and might have excesses or limits. Many landlords misunderstand what kind of damage they can claim for.

Building works at your home, let property or holiday home.
This is the third short article on property insurance, and as it is the time of year when lots of building works commence we thought it would be a good idea to explain about JCT Contracts.

When you decide on the work you want done and find the builder to undertake the work, have you asked the builder if it can be formalised in a JCT Contract? This is something that most insurers ask for when being asked to cover the works or when you are notifying your existing insurers that building works are happening at your property (where the contractor is insuring the works).

Holiday Homes / Holiday Lets
This is our second short article on property insurance. As we head into the warmer months now, it's the right time to look at properties that are let as holiday homes.
Insurers tend to use 2 categories for holiday homes;
1. Used as a holiday/second home by the owners, their friends and family
2. Commercially let to holidaymakers through AirBNB or other holiday property letting companies
You can choose to insure one or both of these. Please make sure you have the use correctly stated with your current insurers!

The following are examples of features about your holiday home that should be disclosed to insurers;
1. Woodburners - very popular nowadays!
2. Hot tubs - Many insurers will exclude liability cover for the hot tub - we have markets that will include this
3. Swimming pools - The same applies as for Hot Tubs above
4. Flat roofing - as this is normally classed as a "non standard" construction due to the roofing materials used
5. Security/Locks - normally insurers insist on certain types of door locks - have you checked that your locks meet your insurers requirements?

Unoccupancy
Please check the terms that your insurers place on the cover should the property be vacant for a period of time (during the winter months normally). This may include restricting elements of cover or requiring the property to be visited and checked on a regular basis.

UNDERINSURANCE - PROPERTY (BUILDINGS)
As property owners, it is very important to ensure that your buildings sum insured is adequate. The Association of British Insurers defines underinsurance as "when your insurance cover, or sum insured, is less than the value at risk."

With Property Owners insurance, it is customary that you provide a rebuild or reinstatement value for your property. If you are not using a figure from a recent (within the last 3 years) survey or mortgage valuation (some give a rebuild figure) then it is advisable to seek an up to date valuation. You have 2 options;

FREE VALUATION
For certain properties (please visit the calculator for further details) you can use the Residential Rebuilding Cost Calculator which is free to use up to 4 times in any 12 month period - you can visit the calculator here - https://abi.bcis.co.uk/

PAID FOR VALUATION
You have 2 options for valuations where you are paying;
i) A "desktop" survey where the valuation is done remotely without the need to have a surveyor visit you. There are a number of companies who offer this service. ii) An on-site survey valuation conducted by a Royal Institute of Chartered Surveyors qualified surveyor. You can find a list of local surveyors here - https://www.rics.org/networking/find-a-member

Storm Darragh
As the storm forecast for Saturday 7th December 2024 is being reported as having sustained wind speeds over 60mph, we would ask any policyholders that suffer storm damage to report a claim either to ourselves or your insurers at the earliest opportunity.

You will normally find the claims number within your policy wording. You will find your policy number and the excess details within your policy schedule.
