Heatwave Property Checklist – Protect Your Home and Insurance
With high temperatures across the UK, it's worth taking a few simple steps to protect your property and help reduce the risk of damage.
Whether you own your home or rent out residential property, here's a quick heatwave checklist:
✅ Check for signs of cracked or shrinking soil around your property, especially if you have clay soil.
✅ Water young trees and shrubs sensibly. Large trees close to buildings can increase the risk of subsidence during prolonged dry weather.
✅ Inspect your roof from ground level for any slipped tiles or damage that could worsen during summer storms.
✅ Clear gutters and drains so sudden heavy downpours can drain away properly.
✅ Inspect flat roofs for signs of blistering, bubbling or splitting, particularly older felt roofs, as extreme heat can soften bitumen and expose weak spots.
✅ Check EPDM rubber roofs for lifted edges or loose trims. Although EPDM copes well with heat, poor installation or ageing adhesives can allow the membrane to lift.
✅ Keep your home well ventilated, but remember to lock accessible windows and doors when you go out.
✅ If your property will be empty while you're away, ask someone to check it regularly and make sure you continue to comply with any conditions in your buildings & contents insurance policy.
✅ Keep an eye out for signs of subsidence, such as new cracks in walls, doors or windows sticking, or uneven floors. Report any concerns promptly.
