Help your loved ones with an Equity Release Lifetime Mortgage

The current economic climate means your loved ones might be facing financial uncertainty.

It’s only natural to want to help them, and with record low interest rates starting below 3%, there has never been a better time for homeowners over 55 to take out an Equity Release Lifetime Mortgage.

You can use the monies to help your family by enabling them meet all their required finance payments and/or if they are self-employed to help keep their businesses afloat or provide them with an alternative income until business picks up.

A Lifetime Mortgage releases tax free cash and you retain ownership of your home and do not have to make monthly repayments.

There is no set end date for the mortgage and interest rolls up over time. The full amount only need be repaid when you enter permanent long term care or pass away.

You can either release all the Lifetime Mortgage in “one go” or in a series of draw-downs to suit you/ your family requirements.

Because there are a lot of misconceptions, Mike has cleared up some of the misunderstandings to help you make informed financial decisions:

1. "I won't own my home anymore"

A Lifetime Mortgage is a loan secured on your home and you retain full ownership of your property.

2. "I will end up paying more than the value of my home"

All the products we recommend have the Equity Release Council's no negative equity guarantee - you'll never owe more than the value of your home.

3. "I already have a mortgage so cannot release equity from my home"

If you have an existing mortgage you can repay it using a Lifetime Mortgage, depending on the size and the amount of available Equity release.

4. "I'll have to make monthly loan repayments"

Some products offer an option to pay off interest, but you are not obliged to make any payments at all. You may simply prefer the interest to roll up. There's a wide range of products and options.

Nicola recently started a catering business but is unable to work, her parents Helen and Pete are anxious to support her through this difficult time.

As Helen and Pete are over 55 and own their own home, they decided to pursue and Equity Release Lifetime Mortgage to release tax free funds from their home and support Nicola with some much-needed cash.

The gift to Nicola enabled her to continue to meet her business and personal payments and keep the business afloat; it’s keeping Nicola going.

The Lifetime Mortgage means Helen and Pete could have rolled up interest, but Nicola wanted them to have an Optional Repayment facility so that there is the option of paying the monthly interest cost. This means Nicola can reimburse the monthly interest payment when normal trading conditions resume. Nicola feels this is her way of reimbursing her parents for helping her.

Helen & Pete along with a surge of homeowners have been able to help their loved one and benefited from record low rates.

“Rainy day” issues- get yourself a financial umbrella!

Equity Release Lifetime Mortgages don’t just make life more comfortable, they can solve many of life’s financial issues and problems.

If you are aged over 55, a lifetime mortgage loan may be a solution to worries about repaying:

• Your mortgage
• Credit card debts
• Personal loans

And getting your finances “straight”

As a retired solicitor Mike has a lifetime’s experience of helping clients resolve issues.

There can be different ways to look at solving problems using Lifetime Mortgages:

1. Rather than taking all the loan as one payment, you can if you wish drawdown the loan as several payments over a period of time- this helps meet a requirement that you might want to “top up” your finances over several years rather than a “one off “ amount

2. You can if you wish pay the monthly interest payments and then when you want to stop doing so, the product automatically becomes a “full” equity release loan with interest payments rolling up.

There’s a lot of flexibility

Six weeks ago Sarah was very worried about the falling trade from her florist shop. The business was struggling and her debts were mounting. Sarah has the opportunity to move to a better location but she doesn’t have the cash to clear her debts and pay for the move.

The financial burden was solved by Sarah taking out an equity release lifetime mortgage to clear the debts and give her a cash reserve.

Since moving into the new shop Sarah hasn’t looked back, and the business is doing so much better.

Sarah chose a product with interest she can service from her business profits to prevent it from ‘rolling up’ – when she comes to stop working, the loan can transfer into a full equity release lifetime mortgage, meaning the interest doesn’t have to be regularly serviced.

Problem solved! Sarah can enjoy her business again without financial worries.

If you need money and you need it now, equity release could be your solution. Speak to Mike and Ros today to see if it can help.

David, 85, lives alone, with the company of Meg, his golden retriever; he lost his wife Joan to illness a few years ago.

David enjoys keeping active, making sure Meg has plenty of walks; Meg is a big part of David’s life.

Recently David has had problems with mobility and also breathlessness; it’s becoming difficult walking Meg and going about his daily life. David’s doctor advised the issues will unfortunately worsen with time.

David does not want to go into sheltered accommodation and wants to stay in his home – he has many memories with his late wife Joan, and the large garden is perfect for Meg.

David researched the cost of getting supportive care at home from a local organisation with a good reputation and has built in the cost of an enhancing care package for the next 5 years which as he puts it “is about as long as Meg and I both have”.

David funded the cost of care at home with Equity Release. It also pays for a gardener and a professional dog waking service for Meg.

As David puts it “Equity Release saved the day, I can stay in my own home, with my own garden and with Meg.”

A few years ago, Jane’s son and his family emigrated to New Zealand. Jane visits every year and helps her son with the plane tickets on trips back home.

For Jane, who is soon to be 70, time with her granddaughters, Poppy and Jasmin is priceless, yet expensive. Coupled with debts of a personal loan and credit cards, and the need to maintain her home, Jane needed to free up some funds.

Equity Release was the answer for Jane. She obtained an Equity Release advance of £30,000 to clear her debts and has replaced her car and done most of the works to the house. Jane also has an Equity Release Reserve Facility from which she intends to draw £5,000 each year towards her travel costs.

Equity Release has solved Jane’s issues and given her a new lease of life. As she puts it: “I now wake up with a smile on my face and can look forward to the future. I don’t worry about money”.

As a couple in their early 70s, David and Pam wanted to get the most out of their retirement. They’re very close to their daughter, Trish, who has recently started a part time job, and they enjoy looking after their granddaughters, Zoe and Imogen.

David and Pam want to organise a family holiday with Trish and the girls and are planning a an all inclusive trip to the Caribbean.

They also wanted to free up some cash to breathe a new lease of life into their dated bathroom and kitchen.

They investigated Equity Release and obtained an advance of £30,000 to cover the costs of the new bathroom and kitchen with £5,000 let over; David, Pam and Trish booked an all inclusive holiday to Antigua this week- they can’t wait!

They also have an Equity Release Reserve Facility of £50,000 which they are going to hold on to and can draw this down in one go, or in smaller payments from £500 as and when they want it. This saves interest rolling up.

Equity Release has put a smile on all their faces.

Many retired people still have an existing mortgage, or could have insufficient savings to make the most of retirement. In these circumstances equity release can often be a very useful way of enhancing a lifestyle.

How does it work?

An equity release lifetime mortgage allows you to release some of your home’s value as a cash lump sum. This is tax free. Unlike a traditional mortgage you’re not required to make monthly interest payments, and interest is added to the loan and rolls up each month.

You’ll retain complete ownership of your home and the balance of the loan is not repaid until you and your partner enter into permanent long term care or pass away.

Safeguards are provided by the Equity Release Council, and the interest rate is fixed for life, so at any given point, you can find out what you owe.

Who is it suitable for?

Equity release is suitable for anybody aged 55 or over.

Please feel free to contact me for a free, no-obligation illustration or if you have any questions.
