Is it possible to get a mortgage with 1 years self employed income? Absolutely!

I submitted an application recently where my client has just completed her 1st year as a tattooist. The lender took the view that her income has been sustainable throughout the past year and took a common sense approach. The application was agreed with no issues.

Great meeting with first time buyers this morning in Bradley Stoke, where we discussed the following:

🏡 How much they could afford to borrow.
🏡 Interest rates and how much this will cost per month.
🏡 How much deposit was needed.
🏡 How much they can expect to pay in fees (solicitors and a property survey) which was around £3,200.
🏡 And how i will be there to help them from start to finish

I don't charge a fee for an initial meeting and it is never too early to look into all of the above to build a clear picture of how to purchase your first home.

🏡 Interest rates are going up 🏡

Lenders have made several increases over the past couple of weeks, with the lowest rates available heading towards 5%.

I have been in touch with my existing clients but recommend securing something asap if your current deal ends in the next 3 to 4 months.

My advice is always to secure a new deal asap and then monitor the market over the coming months where we can make changes if rates decrease again.

What a great day that was yesterday as I climbed Pen Y Fan with my son and his Thornbury football team, raising money for the Bristol & Weston hospitals charity.

Very wet and windy at the top, but well worth it.

Ive had lots of new followers on my page recently, so wanted to share how I have helped new clients this morning in Juniper way:

👨‍👩‍👧‍👦 Joint application with 2 child dependents.
🏦 Deposit of £5,000.
💷 Joint incomes of £68,500.
🚘 Car finance of £350 per month.
💳 credit card debt of £3,000.

We applied for an agreement in principle with Halifax, based on a purchase price of £300,000 and a mortgage requirement of £295,000. My clients can now start viewing properties with a realistic budget in mind and be classed as proceedable by estate agents. Please do get in touch if you would like my help 🙂

What a lovely holiday in Mallorca with my family.
