Mortgage basics episode 1: What is a mortgage?

A mortgage is simply a loan used to buy a property.

Using the example in the video:
House price: £200,00
Deposit: £20,000
Mortgage: £180,000

The mortgage is secured against the home so the lender has a legal interest in your home and can repossess it if you’re not keeping up with the conditions of your mortgage contract.

Episode 3 of First Home, Small Deposit

You don’t necessarily need tens of thousands saved before you can buy your first home.

If you’ve got a Lifetime ISA and save £4k the government turns that into £5k with your 25% bonus.

Combine this with Halifax’s £5,000 low deposit scheme and you could now be searching for a home up to £300,000

Of course, you still need to meet affordability and eligibility criteria with Halifax for this to work but from a deposit perspective it’s one of the lowest deposit routes available to home ownership in Northern Ireland right now.

The lifetime ISA needs to be open for 12 months before it can be used. You can also do this without the Lifetime ISA. This is only to illustrate how to turn £4k savings into a £300k purchase.

You obviously still need to pay Solicitors, Brokers and Surveyors but purely from a deposit perspective it’s not bad.

Goes without saying that this product with Halifax may not be right for everyone etc etc speak to your broker.

Here’s something I do differently for my clients.

Every Mortgage Broker has their own way of doing things, this is how I do things here.

By the time we’ve had our first meeting I’ve already reviewed your income, your credit report and your circumstances. This means I already know where you stand before an Agreement in Principle even comes into the conversation.

If an Estate Agent needs confirmation that you’re in a position to proceed, I’ll deal with that directly. I work for you and my priority is to protect your interests throughout the home-buying process.

As I say, every Broker has their own way of doing things.

Episode 2 of First Home, Small Deposit.

You don’t always need cash savings for a deposit.

This episode is about concessionary purchases. Most commonly used for inter-family purchases and landlord-tenant purchases.

Example:

🏠 Property value: £200k

🏠 Agreed sale price: £190k

🏠 Difference: £10k

That £10k already in the property is your deposit.

This is obviously not available to everyone and how competitive the market is right now isn’t lost on me, so this is only for those rare cases where these sorts of transactions are available to you if you’re buying a house from family or buying from your landlord.

But when this sort of option is on the table it’s a fantastic way to get your foot on the ladder without having to touch your savings apart from your fees (brokers/surveys/solicitors/moving costs).

A little snapshot of life behind Campbell Financial 🤍

There’s a lot you don’t see behind the mortgage appointments and videos.

Building a business, raising a family, celebrating little milestones, trying to be a parent and figuring out the balance as we go.

The truth is, I definitely couldn’t do any of it without my Husband, Orin. While I’m building the business, he’s the one holding so much together behind the scenes and I’m incredibly grateful for that.

We’re all working on building something, whether that’s a business, a family, a home or a new chapter.

Should you put down the minimum deposit… or more?

A bigger deposit will certainly result in less interest paid because you are borrowing less and may also benefit from a lower rate on top.

But keeping money back can give you a bit more breathing room for moving costs, home improvements or simply peace of mind in retaining a larger financial safety net.

There isn’t a one size fits all answer.

Every recommendation is different because no two people are the same.

Trying to save for a deposit can feel impossible at the moment

So I’m kicking off a series called First Home, Small Deposit where I’ll be sharing different ways you can buy your first home with as little deposit as possible and working our way up as the series goes on.

Episode 1 is about Co-Ownership in Northern Ireland, buying with them and £0 deposit required.

While not my favourite route to home ownership, it does have its place and I have done a handful of them over the years where it’s the only path forward.
