Concreting time.

First time booking a concrete pump. Its quite a bit more expensive but saves a lot of work.

It was so easy and clean.

Will definitely use it again. 👍

Advanced notice that it need two lorries, and I would need to block off the road would have been handy. 😬

Pe***ng out ready for concreting.

We'll need to get the concrete pumped in for this little job as its between two garages.

Estimating the amount of concrete needed will be difficult as the trench size varies along it length.😬

Two lopsided walls to join…

But first we have to dig deep and create a proper concrete base.

Wall down.

Lads started dismantling and digging out today… and we’ve found **no concrete and no proper base under it at all.**

Not good.

Looks like it will need new concrete foundations before we can rebuild — which means extra work and cost.

This is the challenge with giving fixed prices on repairs…
**you never really know what’s underneath until you start digging.**

With a low ridge height, small foot print and alternatives considered, the figures don't stack. Perhaps the next one.

Condensation & black mould – that time of year again ❄️

As the colder months set in, it’s really important that we help our tenants maintain good air quality in their homes.

One invaluable feature we’ve recently been using on the **Honeywell Smart Thermostats** installed with our boilers is the ability to view a **history of heating run-time** in each property. This gives real insight into how the heating is being used and helps us support tenants more effectively.

To reduce condensation and black mould, two things are absolutely key:

👉 Consistent heating
👉 Proper ventilation

The system we use is the **Honeywell Home T6R Wireless Programmer** (wall or shelf mounted). All our properties can be managed through a single app, **Resideo** (formerly Honeywell), making it easy to monitor and manage settings across multiple homes. 👍

Refurb finished and awaiting a lovely new tenant. 😀

What have we done?

Fitted a new kitchen worktop, sink and Oven. New bath panel, basin taps & waste, new Carpets. Added and moved a few mains sockets. New outside tap, painted though out and put down two tonnes of stones to improve the patio area.

Its looking nice and clean. Oh, yes we've done that too. Cleaned it to within an inch of its life. 😀

Decorating progress update:

The first coat of emulsion and gloss have now been applied in the kitchen, and the space is already looking brighter and fresher.

We’re being mindful to keep doorways clear while the paint cures.

The far wall is being left for now, as it’s earmarked for a standout feature wallpaper finish.

Lots of other jobs mopped up also.

We're keen to get this lovely home back on the rental market ASAP.
