From this... to this!

Four months of rain, and hot sun, but it's finally finished.

Even with a 10% contingency, the project came in around 33% over budget after finding the original wall had no foundations, meaning a new concrete footing was needed before we could rebuild it properly.

Really pleased with the result, and it was still far more cost-effective than outsourcing the work.

A huge thank you to our fantastic tenants and neighbour for their patience and support throughout the project. 🏡💪

**Hot, hot, hot!** 🥵

Despite the heat, we've been busy getting everything ready...

✅ Toilet seats fixed (twice... yes, they deserve two mentions! 😄)
✅ New bathroom flooring
✅ Showers repaired
✅ Stair carpet repaired 😮
✅ Freshly decorated throughout
✅ Fences painted
✅ Shower trays resealed
✅ New kitchen splashback
✅ New cupboards
✅ New table and chairs
✅ Thoroughly cleaned from top to bottom

Now all that's left is to welcome our lovely students. We hope they'll enjoy their new home for the years ahead.

The big question is... will this level of investment continue to make sense under the new Renters' Rights Act?

Only time will tell.

Student change over time.

Busy putting things right, including the neighbours tired boundary. 😬

The current heat means moving jobs around to make the most of any shade or cooler areas of the house.

I'm hopeful our new intake will love the make over. 🤞

Good wall rebuilding progress.

Next stage french drain at the bottom of the bigger wall and then, finally, we can fill it in to get it all back to normal. 👍

Property maintenance and neighbours neglect.

Bush growing out of the wall on neighbours side has now caused damage to this nice established garden wall.

Such a same neglect happens in this way.

As a responsible landlord its important to keep on top of repairs and maintenance. Shame this wasn't caught earlier.
Repairs will only happen if we instigatge it.

We like to keep our properties looking lovely. Keeping on top of things like this is so important for our lovely tenants. 👍

Concreting time.

First time booking a concrete pump. Its quite a bit more expensive but saves a lot of work.

It was so easy and clean.

Will definitely use it again. 👍

Advanced notice that it need two lorries, and I would need to block off the road would have been handy. 😬

Pe***ng out ready for concreting.

We'll need to get the concrete pumped in for this little job as its between two garages.

Estimating the amount of concrete needed will be difficult as the trench size varies along it length.😬

Sometimes the real job is underground.

Two lopsided walls to join…

But first we have to dig deep and create a proper concrete base.

Wall down.

Lads started dismantling and digging out today… and we’ve found **no concrete and no proper base under it at all.**

Not good.

Looks like it will need new concrete foundations before we can rebuild — which means extra work and cost.

This is the challenge with giving fixed prices on repairs…
**you never really know what’s underneath until you start digging.**

Viewing for the next project.

With a low ridge height, small foot print and alternatives considered, the figures don't stack. Perhaps the next one.
