👉Collect internet router that should have been delivered today 🤦‍♀️
👉Put TVs and brackets in all relevant rooms
👉Put post its out where things need to go for the handyman
👉Get plenty of photos ready for advertising
👉Weed and sweep the front of the house
👉Deal with anything else that happens or crops up in the meantime 😆

Smug Face!! 🤣

At the beginning of the year i had a conversation with a sourcer who told me that our goal for how many Article 4 properties we wanted to acquire this year was ''IMPOSSIBLE'' 🤣No mate its just hard!!

So i went away and got my head down and decided to dedicate ALOT of resource to Direct to Vendor 💪... its taken some time to come into play BUT...

This week we have now had offers accepted on 3 properties 🙌 we are back on track with our goals and moving forward quickly again.

Tomorrow i have a viewing arranged on another 3 off market properties in amazing locations 🤞200 letters sent out yesterday and another 200 will be done this week!

NOTHING is impossible what a sh*te mindset! 🔥comments like this are fuel, dont bet against us! 🚀

This project is rapidly wrapping up now, everything is scheduled and ready for completion...

✅ decoration complete this week
✅ floors going down next week
✅ furniture scheduled
✅ FRA and EPC booked
✅ Handyman booked for TVs and additional bits (fire blankets etc)
✅ Refinance started and valuer booked

Most importantly...

✅ The property is advertised and we already have interest 🙌

People always think property investing is all about being out at viewings… snapping pics of houses… getting the keys… all the “exciting” bits 🏡🔑

And yeah, that part does happen...

But if I’m being honest, most of it is actually me sat at my laptop 💻...just like this 😴🤣

👉Going through deals
👉Admin, admin, admin
👉sorting bills and making calls

It’s not always glamorous. It’s not always fast moving.
But this is where the real decisions get made.

Not in the hype of a viewing… but in the quiet bits where you’re actually doing the thinking properly.

Quick little site visit this morning, decorating has commenced (decorator was pleased when I made the feature walls just a little more difficult for him by having them following up onto the ceiling 😂)

Tiles are on and the garden is completed both looking awesome 🙌

Quick site visit yesterday 👷

Shot blasting and repointing complete… 😍

How much better does this look?! WOW.

We decided to remove all the old, flakey paint from the side and back of the house, but why?

Firstly… it was already failing. It either needed redoing or removing altogether.
But repainting would only be a short-term fix, and let’s be honest… maintenance on a rental property is already enough without adding another ongoing job to the list.

More importantly ⚠️
That type of paint can trap moisture over time, stopping the property from breathing properly, which can eventually lead to damp issues (no thanks!).

By removing it and restoring the brickwork with proper repointing, we’ve not only protected the property long-term… but just look at the finish 👏

Sometimes the best decision isn’t the quickest fix, it’s the one that lasts.
