Tilal Al Ghaf Villa Tour — Full Walkthrough

Took you round this Tilal Al Ghaf villa properly this time.

Private garden out back (roses and all), maid’s room off the kitchen, kids’ rooms already got names on the door (Camron and Albie, obviously), and a master with its own ensuite.

Open-plan kitchen and dining, big lounge, the usual TAG family-first layout.

My Wife Pretending to Be a Broker (£6M Villa)

Trial run: can the wife sell a house?

The villa — 8,040 sq ft, G+1 plus roof, ready for handover. Own pool-side garden, built-in kitchen, proper walk-in wardrobe, enough bedrooms that nobody has to share.

Her performance: confident on the walkthrough, forgot which bedroom was whose, but redeemed herself by converting the service charge into “English money” without being asked.

Verdict — not bad for a first attempt. Wouldn’t put her on commission yet.

“Dubai Hills 3-bed + maid’s: the bathroom you need to know about”

Dubai Hills. Three-bed plus maid’s. And genuinely the best-styled villa I’ve filmed for this series so far — travertine dining table, proper light fixtures, real grass garden instead of turf.

But here’s the bit worth knowing before you get swept up in the styling: two of the bedrooms share an en-suite. Jack-and-Jill style, one bathroom between two rooms. Fine if it’s kids, less fine if it’s guests or a home office setup.

Garden’s a decent size too — real grass, private, room for a BBQ. First time I’ve actually seen grass instead of artificial turf in one of these.

Compared to what we’ve shown you in Tilal Al Ghaf and Arabian Ranches 3, this one wins on interior design, easily. Whether the shared bathroom matters to you probably depends on who’s living in those two rooms.

Would the shared en-suite put you off, or is the styling worth the trade?

“Different worries in Dubai — but still worries”

Son’s mate rocks up to pick him up, driving something nicer than most people’s first car back home. Wife’s stood at the door — not “text me when you’re safe walking home,” just “drive safely.”

That’s the bit that gets me about living here. Back home you’re thinking about who’s around, what time it is, which route. Here that worry basically disappears. But it doesn’t vanish completely, does it — it just changes shape. Now it’s the driving. Confident young lads, fast cars, wide roads.

Still a parent worry either way. Just a different flavour of it 😂

Anyone else notice your worries shift rather than disappear out here?

“Turns out Dubai Marina has more than beaches and brunches.”

Tried our first Muay Thai session as a family at Team Yousfi in Dubai Marina — and it wasn’t the “watch from the sidelines” trial we expected.

Everyone was straight on the pads, barefoot, no faffing about. The kids loved it more than we did, which tells you everything about who’s booking a full course.

This is the bit about Dubai life nobody puts in the property brochure — the stuff you can actually do on a random Tuesday. Would you get the kids into something like this, or is football enough?

“This island is 15 minutes from the UAE’s first ever casino…”

Standing on Al Marjan Island, looking at where Wynn Al Marjan Island is going up — the UAE’s first licensed casino resort. $5.7B, 70 floors, 1,530 rooms, 22 restaurants, opening September 2027.

15 minutes from here is Siniya Island in Umm Al Quwain — 16.1M sq ft by Sobha, 6km of beach, 46% protected mangroves, connected to the mainland by a 1.7km bridge. Known as the “Pearl of the Gulf.”

Northern Emirates property is having a moment right now — proximity to a project this size is a big part of why.
