The Renters' Rights Act came into force in May 2026, at the beginning of this month, and the changes are more wide-ranging than many landlords realise.

Section 21 is gone. Fixed terms are gone. The rules have changed for every landlord in England and Wales.

Whether you have one property or twenty, the Renters' Rights Act affects how you let, how you advertise, and how you manage tenants from here on.

Save this post for a quick reference to the eight key changes, read the full article on our website, https://nmfinance.co.uk/what-the-renters-rights-act-means-for-landlords-in-2026/

We enjoyed an excellent evening at our April Property Focus event this week . Three experts and an enthusiastic crowd of people keen to learn from Tristan Gordon, Founder of , Abigail Patrick, Founder of Winnie & Oak, and our own Neil Denman, Director and primary mortgage broker in our London office.

Tristan shared a fascinating insight into how he finds development opportunities. The kind of knowledge that only comes from years of doing it rather than reading about it.

Abigail made a compelling case for why visibility matters in property more than most people in the industry realise. Plenty of people in the room left with something to think about.

Neil rounded off the evening with a straight-talking overview of where the development finance market sits right now and a look at what NM Funding has been doing over the past twelve months.

Thank you to everyone who joined us. Property Focus will be back later in the year and we will share details in due course.

Something we notice with clients who do well in property is that they rarely work in isolation. They have good advisers, strong networks, and they make a point of staying close to what is actually happening in the market rather than what was happening six months ago. That is really what our Property Focus evenings are all about!

Come along on Thursday to our Norwich event for property developers and investors at Barnham Broom Hotel, Spa, Gym & Golf Club

Introducing our third speaker for Property Focus 2026.

The development finance market has shifted considerably over the past twelve months. If you want to know what lenders are actually looking for right now, Neil Denman is the person to ask.

Neil has been arranging property finance for over 15 years, working with clients from first-time buyers through to experienced developers and portfolio landlords. Based in NM Finance's London office, he specialises in development finance, refurbishment finance and bridging, and has built a reputation for finding workable solutions in complex lending situations.

At Property Focus, Neil will be giving an honest overview of the current lending market, as well as a look at NM Funding, NM Finance's in-house funding arm, including completed cases and current market conditions.

If you want a clear picture of where the finance market actually sits in 2026, Neil is the person to listen to.

Introducing our second speaker for Property Focus 2026.
Abigail Patrick is the founder of Winnie & Oak, a social media consultancy that works with founders and industry leaders to turn their expertise into visibility and business opportunity.

In property, some of the best opportunities never reach the open market. They go to the people who are known, trusted and visible in the right circles. Building that kind of reputation used to happen entirely through networking and word of mouth. Increasingly, it starts online.

At Property Focus she will be sharing how property professionals can use social media and personal brand to build credibility, generate leads and grow their business.

If you have ever wondered whether LinkedIn is actually worth your time, this talk will answer that question.

Below Market Value //
A property with a market value of £200,000. Purchase price: £150,000. Your bridging lender bases the loan on the market value, not what you're paying.
In the right deal, that gap can cover your deposit entirely.
That's not a loophole - it's how bridging finance is designed to work for BMV purchases. We've written about how investors are using it in practice: https://nmfinance.co.uk/below-market-value-property-finance/

Since US and Israeli strikes on Iran began on 28 February, oil prices have surged by more than 25%. Higher energy costs feed into inflation expectations. Inflation expectations push up swap rates. And swap rates push up your mortgage rate.

Here's what's actually happening:
🛢️ Oil prices up 25%+ since late February
📊 Inflation expectations rising
📉 5-year swap rate up from 3.50% to 4.31% in three weeks
🏦 Multiple lenders already repricing or pulling products

If your mortgage deal ends in the next 6 months, now is the time to talk to us.
We can secure a rate today, then if it drops before your renewal we'll reduce it, and if it rises you're already covered.
