I really enjoyed the inaugural property mastermind event which took place recently here in Norwich.

It was hosted by local HMO investor/developer Adam Collison (Property Gambit - Highline Property) bringing together like-minded property investors/developers who are looking to share knowledge and expertise to help push each other to achieve their goals for the year ahead.

With these great guys - Liam Carolan (Ginger & Gold ltd), Tristan Gordon (ZebraInvest) and Matt Wilcock (AM Living) in attendance, it was time well spent.

In this first monthly meeting, we focused on us sharing our goals for 2022 and how we can help support each other in achieving or even exceeding them!

Alongside the usual key performance numbers for the business, I want to spend this year developing the planning arm of our Agile Property Partners as I’m keen to explore how the recent changes to planning law and permitted development will provide us with new opportunities.

Whilst we welcome the idea of bringing more young people into the heart of the city to make it a more vibrant place, we wonder if there is the demand for this type of accommodation?

Alongside our development work we are going to spend a good deal of our time examining how the recent changes in permitted development ( PD) could offer new opportunities in planning uplift. The complex classification system of commercial property has been much simplified and while there are still numerous challenges to be overcome in the planning process it appears this new system alongside new PD rights could hopefully offer up new ways to repurpose unwanted commercial stock.

Permitted development rights allow you to build without the need for a full planning application, but projects still have some strict rules to follow...

I recently met up with a local HMO investor Mike Clay for a coffee and as always business dominated the conversation.

Having built up a substantial student HMO portfolio in Norwich Mike is now focusing on larger developments.

Having made his mark here in Norwich he’s now turning his attention to other parts of the country including a fabulous development in Kent although he’s still buying HMO’s in Norwich with 2 more in the pipeline.
