This morning I’ve dedicated some of my time to scheduling social media posts and updating admin. Coffee and the perfect location for a bit of people watching in our bustling City centre certainly makes this part of my job much more fun and enjoyable. And with all the up rest and the terrible actions witnessed recently in the towns and city’s around the UK I consider myself very blessed to live in this amazing city.
The bathrooms in the Hull refurbishment are beginning to show progress as the panelling takes shape. I am eagerly anticipating the completion of these rooms, especially with the sanity we have incorporated into the design. We still have six more rooms to work on, but we have already finished three. 😁🤣
Up next is bathrooms at my current refurb. Each en-suite will be the same, white basin, pedestal, toilet, with a corner shower. I’m going to use metro style shower boarding in a darker grey to Off set the colour and make them look at bit special. Here’s the delivery! 😁

A day away from the office 😊
Today I spent the day with my daughters crabbing in Wells. Where we caught a staggering 133 crabs!!!! 🦀
One of the things I enjoy most about working for myself is the freedom to do things like this. Doesn’t happen often enough, but it’s great when it does!! 😁.
Getting back into it…. I’ve neglected the gym over last few months (some very very long months 🤣).
Work has taken priority and it’s been hard getting into a consistent routine.
Making time to exercise is important to unwind and relax properly and promote your personal health.
So here’s to week 2 and some more consistency. 🤣🤣
The last few days I’ve spent clearing out a couple of offices I have which have not seen the light of day for 20 years.
With my two helpers at hand and two skips later, we’ve got a clear space with a few things left to sell and few items to take to the tip!
Boom! Feels much better and can now be used as a space (finally)!!
It’s quite rewarding when you see the end result of something. I’m hoping my two daughters experienced this after their hard work!
At the end they asked if they can use the office space to run their own little businesses from - online sales of handmade bracelets and crocheted animals - I said yes and it was fun watching them plan out what will go where!
Hopefully it frees up some space from home!!! 🤣😄

Each room in my HMO refurb in Hull is having a feature wall area.
For most of them this will be the walls of the en-suites.
Adding a bit of colour and style to the room while also breaking out the area as the en-suite. Creating a bit of divide to the room.
I’ve used Dulux Heritage here and it’s such an amazing colour!

Nice little job today - make this hole look better! Quick layer of undercoat to the panel and then a top coat in Crown’s Penny Black to match the skirting and the door frames. And bosh! Much better.

Sometimes life as a business owner is tough, you’re always on the go, always thinking and always looking for the next thing.
Sometimes all you want to do is take a week away and rest, but with idle time on your hands its easy to let the mind wander and think of all the things you want to do in your business.
I don’t think this is a bad thing though, resting and thinking can refresh the soul and clear the brain and give you renewed vigour to hit things on your return!
Think i need to book a holiday ! 🤣

My kit today: I’m using the arroworthy barracuda 9 inch roller cage and a 14 inch roller cage both with their microfibre sleeves. These produce amazing coverage, limited splash back and a really smooth finish. I’m so impressed!

I think it’s going to be an interesting next 5 years. I’m not confident the best party will get in, but let’s see and hope it’s a better future 5 years than the past 10 years!
😍 OMG! I am in love…. I decided to give the stairs in this HMO refurb a face lift and I’m taking them from their aged white gloss to a deep Matt black.
Slightly nervous….? No, not really 😄. I knew this would be something special.
I want to make the stairs feel a feature in this property. Plus…. using the spray gun made light works of three stories worth of stairs!!! 🤣

So I’m going for black skirting and black door frames in my HMO Hull refurb.
Not done black before - let’s hope it goes ok! Spray gun ready! Gotta love the spray gun!
I’m using a water based wood paint from Crown called Penny Black.
And yes… i decided to mask off after the first couple of rooms 🤣. It’s water based so a good quality paint will cover it without the need for stain blocking - majority of the time. 😄

Where do you find your inspiration? I love to take note of things around me, styles, designs etc.
I’m always looking at how somethings been made or how colours have been put together to get inspiration and ideas.
I stayed at a lovely Airbnb property during one of my trips to Hull for my project. I love the black door furniture they used especially against a grey door… hmmm… might have to steal this idea! 😁

Window broken by a Fridge! Yep, you read that right.
Some idiot (tradesman) decided it would be good to leave this fridge freezer unit next to the window and when it fell over in the high winds it broke the outer pane! Fabulous.
So today its been reglazed - can’t wait to see the increased light in the bedroom! A couple of other windows also need reglazing as they had broken seals on the double glazing, lets go!

What do you use to keep track of projects?
I’m an avid Apple user as anyone who knows me would tell you!
I find Apple Notes great for keeping track on items, schedules, lists, plans, notes for a project.
I find it particularly useful to be able to share notes with the relevant tradesperson and add in pictures of problems, snags, etc so everyone is clear on what to do.
This is important when managing a site, especially when the site is not one local to me. It’s a great way for me to project manage and keep the project running smoothly.
So what do you use? I’d love to hear about them!
As part of fire safety regulations for HMO’s in Hull, the door frames are required to be fire resistant along with the fire doors.
Unfortunately, these amazing original victorian frames were ripped out in the 1st fix stage and to make way for new frames.

I’m upgrading the thermostat in this HMO project to an Inspire Smart Landlord Thermostat.
This is a great bit of tech, allowing me to control the temperature within the property so its not left on high with windows open.
It also allows the tenants to adjust the heating within set parameters and allows a 2 hour boost function for days where the chill needs to be removed.
Perfect for both tenant and landlord. 😀
