It's been a busy week helping lots of new customers secure Agreements in principle to allow them to start house hunting.

Also several remortgage appointments completed for existing customers & great to be able to secure some lower rates for those coming to the end of 2 year fixed rate deal.

A few completions today with clients excited to be moving into their new homes.

As usual a real mix of being able to secure the best rates on the market for those more straightforward cases and finding some great solutions for the more complex scenarios for those with adverse credit history or a small deposit, or even no deposit in some cases.

Also more great feedback from clients to show the effort that we put in to secure the right option

This has been big news over the last couple of weeks. A 100% mortgage product (no deposit required) only available through certain brokers. Some really neat features built in to help with affordability & to protect against some of the risks associated with 100% lending.

This was an interesting one with a Buy to Let remortgage on an existing Buy to Let property to raise part of the deposit for the purchase of the clients new main residence. We also completed a Let to Buy remortgage on their current main residence as they also wanted to keep this property and rent it out. This allowed us to raise further capital towards the deposit on their new purchase. A third mortgage secured on the new main residence completes the process. 3 mortgages submitted to different lenders simultaneously and the clients will have a lovely new home to live in plus 2 Buy to lets in the background.

With house prices so high & the usual minimum requirement for a deposit being 5% of the purchase price, this new product needing just a £5000 deposit could allow those with a smaller deposit the chance to buy the property they need a lot sooner. Qualifying criteria applies.
