Derelict | Grade 2 Listed | 28 Day Auction Purchase.

At dusk it might look like something out of a horror movie!! And plenty of people would run a mile. But that is where the opportunities are often found!

Mighty pleased with the team at Harvey Bowes Financial Services for working swiftly to get this building purchased via auction for one of our valued clients.

FINALLY ....... Planning has been granted for this city located former Artillery Hall, known as Drill Hall in Newport.

This has been quite a battle. As usual, lot's of learning. A plentiful list of Pre-Commencement Conditions can only be expected on a building like this. So more steps before getting on site.

But a big win nevertheless.

Planning for 9 apartments and a commercial unit with a lovely central courtyard.

In my capacity as a developer and finance broker I am super proud we have secured the planning after almost 4 years in the making.

The Pereto theory applies to property too! Have you ever noticed that the last 20% seems to take 80% of the time and effort?

Just like solicitors conveyancing transactions seem to only gather pace in the last 20% of the time available before us poor property investors are about to lose the deal… only then do they do 80% of the work they should of started months before.

Anyway, back to my property refurb Pereto. I have done tiling in the past. As a teenager for charity and community projects but never as a paid professional. Do I need to be tiling this evening after a full day at the office? No! I don’t!

But it’s a challenge I’ve enjoyed, and I’m hands on getting the project over the line. Making sure we maintain the strict deadlines and deliver.

This is an MUFB title split refurb, soon to be mortgaged and let out. Sooner we get the last 20% done, the sooner this turns into a cash flowing asset for me and two quality homes for the local community. So if that means I’m tiling to get it over the line. Then… I’m tiling.

For my property investors friends out there, please don’t ask me to tile any of your projects, but…. If you want help with the title split strategies, sourcing freehold blocks or financing them. Get in touch. I’m your man for that!!
