๐งพ Budget Summary 2025 โ What It Means for Your Money, Bills & Mortgage
Hereโs a simple breakdown of the key Budget announcements today in relation to housing/mortgages, and how they may affect you over the next year.
โ
๐ก Mortgage & Housing
No direct changes to mortgage products or Stamp Duty.
However, the economic outlook in the Budget could help keep mortgage rates steady, and if markets react well, lenders may continue to reduce rates over the coming weeks.
Inflation is expected to fall through 2025 โ increasing the chances of Base Rate cuts next year, which is positive for anyone due to remortgage.
๐ถ Two-Child Benefit Cap Removed
The two-child benefit cap is being scrapped, costing ยฃ3bn.
Around 1.5 million children will benefit, including 260,000 in London.
This will help with the amount you can borrow, as most lenders take child benefit into account when calculating how much you can borrow.
๐๏ธ Mansion Tax
A new โmansion taxโ for properties worth over ยฃ2 million.
Council tax surcharges will range from ยฃ2,500โยฃ7,500, depending on the value band, and rise with inflation each year.
๐ฐ Tax on Dividends, Property & Savings
Tax on dividends, property income, and savings will increase by 2 percentage points, raising ยฃ2.1bn for the Treasury. Bad news for investors with buy to let properties in their personal names.
๐ What This Means for Your Mortgage
Nothing changes overnight โ but the Budget signals a more stable outlook.
If inflation continues to fall, lenders may keep reducing rates into early 2026.
If your mortgage is due for renewal in the next 6โ12 months, now is the time to start planning so we can secure a deal at the right time.
Your home may be repossessed if you do not keep up payments on your mortgage
