🎉🎉🥰 Reviews like this are why I do this job! It is no secret that the mortgage world is a little crazy at the minute. Rates are withdrawn with little or no notice, long hours are the norm for most brokers. For a first time buyer, the pressure to make decisions quickly can be very overwhelming and make the house buying process even more stressful than it already is. With this client we often exchanges emails at midnight, being able to be there for the questions, help the clients understand all of the terminology and what is happening at every step of the journey is so incredibly important. You absolutely will not get this service going direct to a bank and not likely from big volume firms. Being self employed allows me to take the time I need and more importantly my customers need to help them on the wonderful journey to home ownership. I really do care about the journey my clients are on and genuinely will necer get over the buzz of helping people achieve their dreams of home ownership!

🤔🤔 As a mortgage and protection adviser, this is a question I get asked frequently 🤔🤔

The answer really depends on what you mean by NEED?

❓Is it compulsory to have to get a mortgage ❓ NO❌

❓ Do you have NEED for it, if you have a mortgage❓ YES✅

The word mortgage originates from the Old French term "mort gage" which meant "death pledge" 😳 and nothing could be truer of your mortgage debt, it needs to be repaid in full even if you die before the term ends. 💀💰🏦

Now imagine you have a joint mortgage, the debt being supported by 2 incomes, one of you dies and the surviving party can no longer afford to pay the debt alone. If you do not have life insurance in place that protects each other your mortgage lender will repossess the property. This is the reason every post I create carries the disclaimer "YOUR PROPERTY PAY BE REPOSSESSED IF YOU FAIL TO MAINTAIN YOUR MORTGAGE PAYMENTS"
This could be the reality if you are not adequately protected and should be a very real consideration for anyone with debt secured against their home.

If your current mortgage deal is nearing the end of its initial deal, you should start to think about your options 6 MONTHS before the current product expiry.

Many mortgage offers now have a validity period of 6 months, meaning you can secure your remortgage product now, but not actually complete on this until you need it.

If the last 6 months are anything to go by, rates can change dramatically in this time. Mortgage rates can vary day to day, week to week or be around for a lot longer and NO ONE has the crystal ball to tell you what they will be at a specific date in the future.

Securing your rate 6 months prior does not mean you must complete on this product at all and if you instruct a broker like myself you can review this again if the market conditions change in your favour and look to secure a better rate if one becomes available. However, if you wait, and the rates increase, you will need to apply for what is available at that time.

Just like mortgage products, our lives, families, jobs and commitments change and all of these factors can impact your ability to obtain a mortgage. You may think because you already have a mortgage you will automatically be accepted by a new lender, this is NOT the case. You will go through the full underwriting process again if you are switching lender. Getting advice as early as possible gives your adviser time to work with you to make sure you are getting the best product you are eligible for.

As brokers, we will also consider if leaving your current lender is actually the best option, or if renegotiating with your current lender to switch rates would be more suitable.

Following on from reasons to use a broker. Here is a worked example of how different lenders assess affordability for the exact same set of circumstances.

These are a selection of the lenders I have access too and represented the highest and lowest maximum lends on offer for this scenario.

This scenario is a typical set of clients with nothing overly complex and still there is no one size fits all how much you can borrow.

The most generous lender for a particular set of clients may not be the most competitive rate and that then becomes a puzzle for your broker to solve - what is the best possible solution for each individual. What is the maximum you can borrow at a rate that fits your monthly budget.

Affordability calculators see you as figures, data, a number. The computer says yes or no. I see you as the person, the individual with your goals and future aspirations that your mortgage is going to help you achieve and solving that puzzle is the day job that I love.
