Here's the thing most people don't realise: there's no single "affordability figure." Each lender runs their own calculation, different income multiples, different stress tests, different views on bonuses/commission/overtime etc, self-employed income, or existing commitments.

πŸ“Š Another might stretch to 6.5x or more, depending on your profile.

New PM Andy Burnham has just ruled out any changes to stamp duty in the autumn budget, telling reporters:

"I can say that quite clearly. That won't be happening."

This will come as a relief to anyone who's been sitting on a house move waiting to see which way the wind blows. There's been plenty of speculation in recent weeks about reform on this or even scrapping the tax altogether.

What this means for you:
βœ… If you've paused a purchase waiting for a possible stamp duty change, there's now clarity β€” it isn't coming, at least not in this budget
