Cheap refurbs are rarely cheap.

A lot of investors try to cut costs during refurbishment.

Lower spec. Quick finish. Just enough to get a tenant in.

It looks efficient at first.

But it usually leads to:
- Lower quality tenants
- More maintenance issues
- Higher tenant turnover
- Longer voids

The refurb isn’t just a cost.

It’s what determines how the property performs for years.

When it’s done properly it attracts better tenants, reduces problems, and protects the asset long-term.

Two similar houses on the same street can perform very differently.

Often the only difference is how the refurbishment was approached.

Not exciting, but it works.

No to fast scale
No to awkward deals
No to unnecessary complexity

Growth without control just creates stress.

Clients don’t want excitement.

They want income that turns up quietly in the background.

Nothing reactive.

Nothing rushed.

Two people can buy the same property and have completely different outcomes.

Usually the difference isn’t the deal.

- Turning down things that look good but add risk

But it keeps income predictable.
