The ÂŁ1,235 gap is income protection, the cover that keeps paying you a monthly income if illness or injury stops you working. This is purely illustrative. What it actually costs comes down to how much cover you need and over how long you need it, alongside your age, job and health.

The point is simple. When you weigh the two jobs up properly, which one really makes sense to take? Especially when you have a mortgage to pay and a family relying on your income.

I arrange mortgages for a living, and I’m telling you not to overbuy.

If nobody could see your home, no one to impress, no one keeping score, what would you actually buy?

Usually something smaller, warmer and cheaper than the version we talk ourselves into.

You’re not failing because you rent. You’re not behind because the flat is small. The house was never the scoreboard. The life inside it is.

Buy the home that fits your life.

Then go and live it.

If the mortgage lenders valuer says the property is worth less than you’ve offered what happens if you still want to buy it?

Ideally you renegotiate based on what the lenders RICS valuer has said.

But if you still want the home can you buy it? Well you can but be warned it’s not always the last sensible thing to do.

I’m Lewis - independent mortgage broker that is on a bit of a mission to try and get rid of the confusion and nonsense around the housing market, mortgages; in fact the entire process.

I’ve been doing this for 11 years so it’s safe to say I’ve a reasonable idea what’s going on.

But should you trust me? Well that’s for you to decide.

But I do get quoted a lot by the national press so when stuff happens in the housing and mortgage market they usually ask me to write a few words for them.

First-time buyers, stick to your guns.

Just because someone’s sat on the market at a ludicrous price doesn't mean you need to entertain it.

Here is a bit of advice from someone 11 years deep in this game.

- Do the preparation.
- Go to the viewings

If you like the property make a fair and reasonable offer, but always make the offer if it's the right home for you.

If they're not willing to compromise, if they're not willing to listen, then chalk it up to experience and move on to the next one.
