Property refurbishments teach you one important lesson very quickly 👇😂

Never ask:
“How bad can it be?”

Because the house will always answer:
“Worse.”

Every project starts with:
🏡 “Just cosmetic work.”

Then suddenly:
• The floor is collapsing
• Pipes are leaking
• Someone has wallpapered over mould
• And the electrician looks stressed

At this point we’ve accepted that every refurb comes with at least one emotional support crisis.

But if the numbers ever stop working…

One thing I take very seriously in property investing 👇

If you are raising money from investors, you should genuinely care about protecting that capital.

If you’re not losing sleep over:
• The quality of the deal
• The risks involved
• The ex*****on
• The responsibility of handling someone else’s money

…then you probably should not be taking investor funds in the first place.

Too many people are obsessed with raising capital before they’ve learned accountability.

For me, reputation matters more than any single deal ever will.

Because when someone invests with you, they are not just trusting the project.

They are trusting YOU 💭
