What list of questions do you have when looking for your home. One springs to mind currently if the property has been on the market for more than a week. " What's wrong with it?"
The speed of sales is unbelievable. You should take your time when buying your home. It's a lot of money. "Your not buying a vegetables" as my mum always says.

So I have been a Principal advisor of my own firm Day to Day Finance for 10 years and 1 day. Missed my anniversary yesterday. Only realised when doing some admin. Every day is just like the next, it's good to just stop and reflect. I joined the industry in 2006 started building my client list, then the credit crunch hit. Survived that with hard work, determination and supporting peeps around me. Pursued my solo journey in 2011.. Only look back to see how far I have moved forward.

I have a bigger picture and I still see it now. Often it gets put in a drawer but not in the bin.

Very important to check you have the correct insurance in place, not the correct stuffing. Although that is important too. Go online, call a broker. You can even call me if you so wish.

To all home owners and property owners out there. Please please please make sure your buildings insurance is up to date. Or even more importnant is that you have it in place. Check your personal details are correct and the cover is correct. It's compulsory by the lender to have it if you have a mortgage. Absolutely vital if you don't have a mortgage. All your savings in one place. Think people think!. Some things you can't scrimp on.

People be aware, during these times more than ever. Scams happening everywhere. I know many people are really feeling the strain on their finances due to covid. Banks and HMRC will never ask you for your password. They will never ask you to help them with their investigations by compromising your own finances and then offering financial compensation for your time and effort. If it sounds too good to be true. It is!!!

Also during the final stage of a house purchase. Deposit monies do not go anywhere other than your own solicitor who will transfer to the sellor's solicitor then to the sellor.. Never to the bank. Never to your broker.

Working a case through a lenders calculator. Amount willing to lend, £0. HUH?!? Ask the manager are you not lending to self employed now? Yes, but when using the calculator, when asked how much do you want to borrow. Put in £1. Then it will tell you how much we are willing to lend. I asked him, are we suppose to know that? His response. No!
Go figure. Poor guy. Always very helpful, unfortunately his employers. Are not coping with the current situation.
Sorry current and future clients. Bare with us. If the banks don't know what they are doing, how are we suppose to. We will get there.

Extra long underwriting times. As lenders are over subscribed or low staffing levels. Estate Agents and Clients be patient. We will get there. Oh and tell your vendors to be patient also.

Market is hot at the moment. Remember potential buyers, don't overbid £8000 for a property, because you are saving £5000 on stamp duty. Do the math.

I may not be your Mortgage Advisor, so I am saying this on behalf of all the 'Good' Mortgage Advisors out there. Do not think they are incompetent or lazy as they haven't got you the Mortgage yet. Lenders Criteria is now so difficult to meet, especially during these time. Government and all of us don't want to go into a recession. We don't want the property to fall. (Unless you are buying of course). Nothing like picking up a bargain. However lenders are being extra cautious. Asking for more info, declining if you have been affected by the lockdown. Even though you are back up and running. Offering products for 20 mins a day. It's not just a case of You snooze you lose. I spent nearly every morning of a week for each client. Getting up at 7.30am with my laptop on ready, trying to navigate through a lenders website to submit applications. Funds/products manually released dead on 8am. Due to everyone doing the same. Encurring technical difficulties on each page. On some days, having to go back to the beginning. If you don't get it fully completed as in the full application, not just a decision in principle. Then products/funds disappear and it's the same again the next day. Have patients. Trust me, it's essential as I am losing mine.
