COMPLETION ALERT !

Last Thursday we completed a development finish and exit loan of for a new client of ours.

The loan was structured for our new client, Brent Peters (the world’s largest serving football manager since 1997), for his beloved local football team club Bacup Borough Football Club.

Brent approached Focus and John McNamara, as he needed funding to finish off the development of the football club’s old football club function room , to a much larger and extended new clubhouse and bar function room, after gaining planning approval to serve not only the local supporters at match games and functions , but to also serve the local Bacup Community for family functions and events as a community hub.

The challenge was not only to find a suitable lender for this quirky asset being a commercial football club, which was only 60 years left on a long leasehold, with the security was a part finished/built that needed to reach practical completion.

Focus took the challenge on a managed to source and obtain a development finsih & exit facility with the lender SDKA.

Focus also assisted the client who needed help and guidance by providing the following services to assist the funding requirement:

· Structured a schedule of works and costs cashflow to finish to PC (Practical Completion)

· Worked with his professional team to co ordinate what is needed to obtain PC (Practical Completion).

· Recommended a structural warranty provider for PC (Practical Completion).

· Recommended a fire risk assessment provider for the client for PC (Practical Completion).

· Recommended a competent commercial solicitor to act for the client for the finance.

· Start negotiations to extend the lease with the local council from 60 years that will be needed to secure the commercial mortgage exit.

· Source commercial mortgage terms for the commercial exit to refinance the development exit loan to a long term stabilisation loan.

·Focus delivered again quickly and efficiently, project managing the whole loan process from cradle to grave.

Another refurbishment loan completed, for an existing property client of Focus on this former public house with a bridging loan near to Everon FC’s new stadium at Bramley Moor Dock.

Focus arranged the initial purchase loan with a bridging loan to secure the site for their clients back in October 2024.

Focus assisted the clients with the planning application to ensure a positive outcome with their successful planning application a 20 bedroomed apart hotel with bar facilities, which will be called the Toffee Rooms.

What services we provided for our client:

Confirmed to our developer client that the scheme was profitable and fit for funding presented through Focus.

Prepared a Detailed Development Credit Paper to submit to the refurbishment lender.

Prepared a Detailed Development Appraisal to submit to the refurbishment lender.

Prepared a Detailed Development Appraisal to submit to the refurbishment lender.

Prepared a Detailed Development Cashflow Forecast to submit to the refurbishment lender.

Liaised with the client’s architect.

Advised and arranged for our client Structural Defect Warranty Insurance.

Project Managed the whole loan process on behalf of client, dealing with the lender, valuer, lender IMS, lenders solicitors and client solicitors.

Assisted our client with the lender’s IMS (Independent Monitoring Surveyors) initial requirements.

Advised our client what is needed for Practical Completion to ensure a smooth refinance for the commercial mortgage.

Advised the clients with what reports where needed and recommended professional through Focus's development network.

Fantastic Progress on one of our refurbishment sites in Cressington South Liverpool, today for these 5 newly refurbished apartments in this former run down classical Victorian semi-detached property.

A full refurbishment facility was only drawdown back in November 2024, only 4 months ago.

The project is progressing very well, approaching practical completion, and the refurbishment facility and speed of the drawdown tranches from the loan has kept the project on track to complete before the end of the loan term.

Fantastic Progress on one of our development sites in South Liverpool, Merseyside, for 9 x residential houses which will be wind and watertight this coming week.
A full development facility was only drawdown back In December 2022, only 7 months ago.
The project is progressing very well, and the development facility and speed of the drawdown tranches from the loan has kept the project on track to complete before the end of the loan term.
