I bought an ex hotel 😂

More specifically, "a comfortable mid-tier accommodation" - some levels right there
Jokes aside, when viewing it the vendor told me this was a converted hotel/guest house
And It's currently a block of 6 flats

This is a first for me 🤷🏼‍♂️

This baby brings on just over 3k per month in rent with a valuation of £250,000 (14.4% gross yield)
It does need some refurbishment in 2 flats, but all in all it was a great purchase

What is happening next? ⏭️

If you ever wondered what happens on the last week of works, here is it:

👉🏻 This is where the builder puts the final touches - Lights switches and sockets, finish decorating, replacement of doors and flooring
👉🏻 Once finished, we do snagging - we check for defects and unfinished work to make sure nothing gets left behind
👉🏻 Pay the bill in full
👉🏻 Sort out the certificates like EICR, EPC and CP12
👉🏻 We pay the final invoice and get back our keys
👉🏻 We then get the agency in for professional pictures
👉🏻 We agree the rent, and the agency puts the property on the market
👉🏻 We start viewings

Some will say this is AI..... ☹️

Ok it's not as bad as it looks in the picture, but it's still an interesting situation 🤣

Here's the facts:

- We bought this house (and 3 more like this) with tenants in situ
- The tenants are paying rent about 20% below market value
- The property needs full refurbishment and can't be done with tenants in place
- This is currently on a bridging finance and we need to exit onto a long term mortgage in 6/9 months
- At the current rent the property would still cashflow without rent increases

A: Would you try to get the tenants out and do the works now, risking that it might just make you pay more bridging for nothing?
If A, how would you ask the tenants to leave?

B: Refinance now, keep collecting the cashflow, wait for tenants to leave?
If B, what product would you get, 2 years, 5 years, tracker?

C: ?

It's really just a few more zeros

And more moving parts
And a bit more risk (calculated)
But for the most part it's fairly similar

If you are organised across the progress
And if you have a great team around
It's not that different

In terms of purchase process this was not the most painful one
which is interesting as this was the biggest deal to date

We're still very much learning and figuring things our
But i love this journey and the person i'm becoming ❤️

I remember when i raised my first £10,000

I was incredibly scared, and also, i didn't even know what to use them for 🤣

Because once you understand the details, and how it works, it's a win-win 🥇

6 years going and not a single late payment
Not a single investment not repaid in time

Relatively organised

One week in, and I'm blown away

I have worked with a few builders in the past but I've never seen this kind of speed and dedication

They came in and hit the ground running

Started the day after completion
Rip out completed in 1 day
Moved a few gas pipes and boarded up the place in another day
Plastering is on the way as we speak

Clear with communications and with costs and invoices

Where's the catch? 🤣
(probably that I haven't estimated a few small things upfront and they are now coming over budget a little, but hey story for another post!)

One of the most basic refurb (we hope) 😅

In and out in 4 weeks is what we expect

Refurb + acquisition was fully funded by our investors

For this project they get in between 8% and 9% as it's a short term project (12 months)

The carpet color is not too bad though, shall we keep it 🤣

Actions speak loader than words, we ALL win🏆
We recently had an investor pulling out of a 30k loan 1 day before start date 🙃
Things happen and it absolutely fine because we are working together on other investments as well
He has been backing me up for many years ❤️
7 hours later a new investor jumped on the opportunity
This is the power of being a trustworthy person and showing results over time
We worked together 2 times before but he took a break for a while
❤️
It is genuinely exciting to be working with some great people, understanding the system, and taking advantage of it
