I lost a LOT of money whilst growing my property business, I call it the Knowledge Debt! 🧠

One of the biggest has been hiring the wrong property managers ☹️

I bought 4 properties back to back over the course of 2 years, refurbished and handed them over to a lettings agency in the north east

They helped me find those properties, managed the refurbishment and also had a lettings agency

They made my sign an agreement where I'd be locked with them for 2 years at least (RED FLAG) and had lots hidden fees for exiting the agreement 🚩🚩🚩🚩🚩

All refurbishment went over budget, they took a week to come back to emails for maintenance requests from tenants and sometimes completely ignored my emails

Lots of money spent in maintenance issues not being looked at (which I'm still seeing nowadays)

Long story short, we managed to get out of each contract and found a new agency through multiple recommendations 🟢🟢🟢

He helped us get out of this mess, and put some order to the properties

2 key lessons here:

1. Find someone that is good at doing 1 thing, and has mastered it
2. Trust but verify (recommended people)

Once you find a good property manager you really forget about properties

Lots of other lessons here, like why did I do the mistake 4 times? and why did I want for so long?... 😅

It's nearly 7 years with Starling 🩵

I took a big bet when I got offered the job as it was less than I was offered elsewhere

I can't exactly remember why I went for this, I think I saw the potential of growth

I worked as part of massive enterprises as well as 4 people start-up, and something caught my attention

I started as Software Engineer, and after 4 months I had the opportunity to lead a small team

I usually switch job every 3 years, least that wad the plan, but with Starling I genuinely couldn't leave

I loved and I'm loving every minute of it. The engineering lead culture, the bold mission, the ability to make mistakes to learn.

I was thinking what it would look like if I wanted to leave my job for running my business full time, and I'd genuinely be sad.

We just reviewed our rents for the latest portfolio purchase 🏘️

The previous owner was old school, rents were kept 20/30% below market value

He didn't have mortgages so it wasn't a problem, he wanted certainty, some have been there for 20/30 years

But here's the issue, we are taking a mortgage at market value, and rent needs to go up to market value 📈

Some properties have an increase of £50 but others needs to go up for more than £300, yes you read that right (on a £500 rent, that's a lot)

Tenants have two option if they don't want to pay rent:

👉 They can look around for the same place, and will have to still pay £300 more

👉 They have to downsize

This is why, slow steady increases, following market value are better for tenants

They get a view that market is going up, and they can act with calm, when it's best for them

Rather than being forced to make a decision at a time when it might not be right

For once this felt like an easy one..

Maybe because we've been doing it for 6 years, or maybe because it was just a straightforward refurb 🤷🏻

We both it for 43k
Spent around £17,500 on this 2 bed flat
Should be valued around £80,000
and rent for £700 PCM

Not a bad at all, plus, our investors are getting 9% on their money while we did that 🚀

Worrying about expenses coming up, even when we had abundance

Not sleeping because of financial thoughts bothering me.. sounds familiar?

Anxiety comes when you have lack of data.

The help for me was to review my account balances multiple times per month

I look at everything, the good, the bad, it makes me aware of the current situation

Data allows you to have solutions
The taboo creates anxiety

Funny most times I was worried, and after checking the balances I realised there was absolutely zero to worry

In property we are all pretty broke all the time, money coming in and out faster than ever

Knowledge opens doors 🚪

Before finding this portfolio i analysed quite a few of them
And it was hard to make them stack up due to how high the stamp duty task was

This one piece of knowledge really opened doors to new possitibilities

Along with understand how to negotiate and how to listen to the vendor to help

Cause helping people resolve some problems is what we do after all

I worked with 2 coaches over the last 12 months
I'm part of multiple communities of active investors

I'll never stop learning, cause the more your learn the more you realised how little you know
