You don’t need a 50/50 split on a joint buy-to-let. 🤝

Ownership splits don’t have to be equal:

→ Splits can be structured around tax efficiency
→ A 90/10 or 70/30 split might make far more sense than 50/50
→ It’s a conversation worth having before you apply, not after

Get the structure right from the start, it’s harder to change later.

→ Early exit, yes there’s usually a cost, but sometimes it’s still worth it

Interest-only isn’t wrong, it’s just a different goal. Repayment is about where you want to be in 20 years, not just next month’s numbers.

This landlord broke their fixed rate early and it paid off 🔨

Here’s what happened:

→ Mid-fix, they remortgaged to release funds for a refurb
→ Yes, that meant an early repayment charge
→ But the refurb increased the rental yield enough to outweigh the cost within months

Sometimes breaking a fix isn’t a mistake… it’s a calculated move.

Bad credit doesn't automatically kill your buy-to-let application. ❌🚫

Missed payments, defaults, even a CCJ — none of these are automatic no's:

→ Specialist adverse-credit lenders exist specifically for this
→ Criteria is different from residential — BTL lending looks at the bigger picture
→ Time since the issue and severity both matter more than the label itself

Don't assume you're out of options before you've actually checked.

Thinking of Airbnb-ing your property? You'll need a different mortgage. 🏡

Standard buy-to-let mortgages don't cover short-term or holiday lets. Here's why:

→ Standard BTL products are underwritten on long-term tenancy income, not nightly bookings
→ Short-term let mortgages assess affordability differently, usually based on projected occupancy and seasonal income
→ Using a standard BTL for Airbnb without permission can breach your mortgage terms
→ Specialist lenders exist for this exact purpose. It's not a no, it's a different product

If you're eyeing up Airbnb income on a property, get the right mortgage in place first.

First-time buyer? You can still get a buy-to-let. 🔑

But there's a stamp duty catch most people don't expect:

→ Even as a first-time buyer, BTL purchases don't get first-time buyer stamp duty relief
→ You'll also pay the additional 5% surcharge that applies to second properties, because to HMRC, a BTL counts as an "additional" property even if it's your first purchase
→ That surcharge needs factoring into your numbers before you commit, not after

Going straight into buy-to-let as a first purchase is doable... just make sure the stamp duty bill isn't a surprise on completion day.

The lowest rate isn't always the cheapest deal. 📉

Case in point:

→ Product A: Low headline rate, but a 2-3% arrangement fee
→ Product B: Market rate, but a flat £995 fee

On a smaller loan, that 2-3% fee can easily outweigh the savings from the lower rate. The "best deal" flips depending on your loan size.

Chasing the rate on its own can cost you more than just taking the product that actually works for your numbers.
