More signs of a resurgent house market have emerged in terms of a 1.7% jump in house prices in July, but with mortgage lender Nationwide signalling caution, mortgage brokers may want to make sure their clients are fully informed about all possibilities and prepared accordingly.

The chief economist at Nationwide, Robert Gardner, explained the various factors behind the rebound when talking to The Guardian:

“The rebound in activity reflects a number of factors. Pent-up demand is coming through, where decisions taken to move before lockdown are progressing. Behavioural shifts may be boosting activity, as people reassess their housing needs and preferences as a result of life in lockdown.”

While Gardner expects this trend to continue in the short term, he does raise the possibility that this may turn out to be a ‘false dawn’. His major concern is how the labour market will develop toward the end of the year as government support measures, such as the Coronavirus Job Retention Scheme, are wound down.

Given these uncertainties, it may be an idea to suggest protection insurance to anyone who may be economically vulnerable for peace of mind.

Property economist Hansen Lu of Capital Economics pointed out that mortgage lending returned to 60% of its typical value in June, meaning that Nationwide’s figure is based on ample data. He took the view that while uncertainty will probably limit further price rises in the short term, a crash in prices is also unlikely, especially given Nationwide’s latest findings.
