Major freeholders have been granted permission to appeal key parts of the Leasehold and Freehold Reform Act 2024.

The three things being challenged:
→ Removal of 'marriage value' when your lease drops below 80 years
→ Caps on ground rents in lease extension calculations
→ Freeholders' right to charge you their legal fees

This could delay reforms by 12–18 months or more. If your lease is near 82 years, don't wait.

If your lease is at or close to 82 years, don’t wait. Extending now under current rules could still be cheaper than holding out for reforms that haven’t arrived.
